Now that revitalization efforts, including road widening and pedestrian enhancements, are finished on Tucson’s Miracle Mile leading into downtown, developers are looking to capitalize on the revitalization momentum with the area’s first new multifamily community.

The Arizona Daily Star reported Sloane McFarland and partner Ridgehouse Companies are planning approximately 270 units in a new development known as Welcome Broadway on the site of a former car dealership at the SEC of East Broadway and South Euclid Avenue.

In reviewing documents on file with the City of Tucson, BEX research staff found the current submittal calls for 231 units. Plan review is pending, as additional documents, including drainage reports and other supporting materials, are needed to complete the package. The unit count may change in later filings.

Welcome Broadway will include one four-story and one five-story building with units ranging from studios to four bedrooms and square footage of 470SF to nearly 1.4KSF. Ground-floor retail totaling 2.5KSF is also planned, and the Welcome Diner, which closed due to the pandemic, will be reopened with a patio to be incorporated into the development, according to the article.

The market-rate community will be decorated with murals by Tucson-area artists and will feature an open courtyard for events like food truck courts, art fairs and farmers markets.
