    Mixed-Use Development Proposed for Old Town SDLE

    Developers Sub4 Development and Jackson Dearborn are looking to build a new, approximately $30M mixed-use project in Old Town Scottsdale consisting of a multifamily component, commercial space and more.

    Zoning attorney Berry Riddell LLC, on behalf of the developers, recently submitted a request to the City of Scottsdale to rezone the +/- 1.92-acre property at the SWC of Indian School Road and Marshall Way, from Central Business Downtown Overlay district to Downtown/Downtown Multiple Use Type-2 Planned Block Development Downtown Overlay and Downtown/Downtown CoreType-1 Planned Block Development Downtown Overlay. The property consists of six vacant parcels and two city-owned parcels that the developers will be purchasing.

    The project, known as The Artisan Scottsdale, will include approximately 83 units of multifamily residences, 5KSF of office and retail space, an art space and two public plaza areas totaling 10KSF, all within two 4-5-story buildings. 2.5KSF of the commercial space will be used as Jackson Dearborn’s new office.

    The north building will house approximately 53 of the multifamily units, the art space and a 4.5KSF public plaza space. The south building will house 30 multifamily units, the office and retail space and the other public plaza space which totals 5.5KSF.

    “In addition to the public plaza spaces, The Artisan Scottsdale will offer luxury residential development with a ground floor “hospitality room” which is design for formal community-oriented events as well as informal impromptu get togethers,” according to the project documents. “This space is envisioned as a community living room with amenities and activities.” Other amenities will include a rooftop garden and approximately +/- 57 underground parking spaces.

    The project will provide shading along the frontages and public plazas to encourage residents to visit the surrounding cultural amenities as well, such as the Museum of the West, Scottsdale Stadium, Scottsdale Fashion Square Mall, The Waterfront and more.

    The Artisan Scottsdale has yet to go before the City of Scottsdale’s Planning Commission and City Council for approval, and there are currently no meetings scheduled.
