DBM Ventures is planning a new multifamily development on a vacant site at the SEC of Nevada Street and Commonwealth Avenue in Chandler.
The Chandler City Council discussed a request for preliminary development plan approval for the project and an Area Plan Amendment from Business Park/Light Industrial to High Density Residential at its September 9th study session and at its September 12th regular meeting.
The project, currently known as Nevada Street & Commonwealth Avenue Apartments, is proposed as a four-story, 231.3KSF multifamily residential development on 5.58 acres. The development will consist of three buildings a mix of 23 studio, 130 one-bedroom and 55 two-bedroom units for a total of 208 dwelling units.
According to the staff report submitted to the city, “Each unit will have its own private patio/balcony.” Ground floor walk-up units positioned off Nevada Street are included “to provide dynamic, pedestrian friendly space with patios ensuring a vibrant street presence.”
The design, being done by LGE Design Group, will consist of a “blend of materials including masonry, stucco, glazing and architecturally exposed painted steel,” with the façade balancing desert tone and accent colors.
Amenities for the development will include a resort-style pool and spa, covered outdoor grill area, fitness center and dog park.
Access to the development will be through a gated entryway off Nevada Street and a bike storage area will be housed on the north side of Building B.
A mix of street, accessible and surface parking will be provided for a total of 328 spaces for residents and visitors. Visitor parking will be included near the leasing center at the NEC of the site.
The Chandler Planning and Zoning Commission heard the request at its August 21st meeting and shared concerns about the massing and design of the first two buildings as well as the type of palm trees proposed. The Commission unanimously approved the project after the developer agreed to work with staff to reduce the mass of the two buildings in question and change the type of palm trees from Mexican Fan Palms to Date Palms.
