    106KSF Warehouse Planned Along S. Mtn. Fwy.

    At least one developer is taking advantage of the opportunity promised by the Arizona Department of Transportation when it launched plans for the Loop 202 South Mountain Freeway. Among the many benefits ADOT promised was enhanced freight and shipping access in the near West Valley.

    Owner Red River 647 Holdings, LLC (Central Freight Line, Inc.) has a submittal before the City of Phoenix to create a nearly 106KSF logistics facility at 59th Avenue and Lower Buckeye next to the freeway, which is currently under construction for ADOT in a public-private partnership with Connect 202 Partners.

    According to city documents, Central Freight Line is, “…a national Less than a Truck load logistics company.” The company’s current location at 49th Avenue and Mohave is at capacity, and it is looking to expand to the 28.8-acre new site.

    As part of the Loop 202 project, ADOT took a portion of the 128-acre site on which the Central Freight proposal sits, splitting the property from previously adjoining lots and creating an independent parcel.

    The proposed site plan shows a nearly 57KSF cross-dock, a 5KSF office, 5.4KSF fuel island canopy and a 400SF building, a 13KSF maintenance facility, and 225SF guard booth. Maximum building heights for the parcel are 33 feet, and proposed heights range from 10 feet for the guard booth to 29 feet for the administration building.

    Central Freight and the current owner have a purchase agreement in place for the site, provided stipulations attached to a 2014 development proposal are removed or modified. The Phoenix Planning and Development Department shows the status of the requested modifications as, “Under Advisement.” Messages for planning staff requesting clarification were not returned by press time.

    Red River 647 Holdings, LLC is the owner, represented by Divina Management. The structural engineer is Howard Parsell Company. Civil engineer is Land Development Group, LLC. Synectic Design, Inc. is the architect.
