A new office/industrial building is being proposed in Gilbert at the NEC of Guadalupe Road and Colorado Street in Gilbert. The Applicant/Architect, Deutsch Architecture Group, put the project before the Town’s Planning Commission for input on June 6.

“Staff has recently completed the first review of the project and has provided comments to the applicant. Staff is supportive of the overall development and is bringing the project forward to Study Session to receive general Planning Commission/DRB input concerning the design of the site. Zoned Light Industrial with a Planned Area Development overlay.”

Owned by Wentworth Property Company, LLC, “the overall site is currently vacant land and consists of three parcels totaling 3.6 acres that will be reconfigured to accommodate the proposed phased development.” Scheduled to be completed in two phases, the first phase includes the main structure which consists of a new, single-story 34KSF office/warehouse building. The second phase consists of two smaller buildings, which will be constructed on the east side of the site and are approximately 4,800SF each.

“The site is more specifically located on the northeast corner of Guadalupe Road and Colorado Street” with entrances from the south off of Guadalupe the east of the building and one from the east off of Colorado Street to the north of the building. “Public access will be drawn from both access points along the eastern and southern boundaries.”

“A pedestrian walkway will be located along the southern and eastern boundaries and connect to the front entrance of the building. The site fencing includes an existing 8-foot-high perimeter screen wall along the northern boundary and a 3-foot-high parking screen wall located in front of the parking stalls along Guadalupe Road and Colorado Street. Currently no fencing is contemplated along the eastern property line, which faces an adjacent light industrial complex.”

The selected color pallet includes earth tones, with the main building being constructed of masonry and painted in alternating greys and taupes. Steel canopy accents are painted in a rust-toned clay color as an accent. Glass accents include Sloarban 60 in clear and grey with anodized aluminum frames.
