The Waypoint Office Complex in Mesa is getting its fifth building at the SWC of north Alma School Road and Bass Pro Drive.
Developer, Lincoln Property Company has requested Design Review board review and approval for the proposed three-story office building, known as Waypoint 5, along with “associated site development and landscape design,” according to the project’s narrative.
The building will total approximately 152.6KSF and will also include a three-level parking structure housing approximately 1,245 parking spaces.
The site plan shows the new building and parking structure located toward the middle of the Waypoint Complex, surrounded by four, two-to-three-story buildings. The proposed building will include two entrances, one main entrance oriented toward the main roundabout entrance at Bass Pro Drive and a tenant entrance in the back of the building.
The parking structure will be located at the back of the proposed building, with an elevator and stairway near the tenant entrance.
“The architectural character and exterior building materials and colors are in keeping with the existing office complex, along with the landscape design and palette,” the project narrative states. “The site layout creates a substantial outdoor courtyard area between the new office building and parking structure (more than 30KSF in size) with connecting pathways, seating areas and shade structures.”
The Existing Buildings
The Waypoint Office Complex was a project by Harvard Investments and Lincoln Property Company that combined new construction with an existing two-building office portfolio called Riverview Point that would ultimately create a +/- 434KSF office campus. The Riverview point offices each totaled 83KSF, Waypoint 1 totaled approximately 110KSF and Waypoint 2 totaled approximately 158.4KSF. Both Waypoint buildings were completed between 2015 and 2017.
With the addition of Waypoint 5, the complex will be approximately 586.9KSF with a total of 2,824 parking spaces.
