Groundbreakings
1. On March 26, Mack Real Estate Group and McCourt Partners will hold a ceremonial groundbreaking for Halo Vista, a $7B, 2,300-acre master-planned development at Dove Valley Road and 43rd Avenue in north Phoenix. The mixed-use project, built by Willmeng Construction, is planned as a “city within a city” adjacent to TSMC Arizona. The project is intended to serve as a hub for science, innovation and community development.
2. The Arizona Department of Transportation plans to begin a 28-month, $63M expansion of César Chávez Blvd. in San Luis on March 23. The project will widen the roadway from two lanes to five lanes between Main Street and Avenue E and follows nearly $10M in preliminary work, including right-of-way acquisition and utility improvements. DPE Construction is the general contractor.
3. BPR Companies will break ground on March 25 for Commerce 303, a 497.2KSF speculative cross-dock warehouse for logistics and distribution users. The project is located on a 70-acre site at 15600 W. Camelback Road in Glendale. EQT Real Estate purchased the site in February.
4. The City of Litchfield Park will begin construction on a new traffic roundabout at the intersection of Litchfield Road and Brinton Avenue this month. The infrastructure project will occur in phases through August, with lane shifts and reduced traffic during construction as crews complete roadway work, paving and landscaping.
5. Construction has begun on the City of Tempe’s portion of The Grand Canal Pathway and Street Improvement Project and will include lighting, landscaping, drainage enhancements and pavement improvements through areas including 56th Street, Washington Street, Priest Drive, and between Mill Avenue and Washington Street. The City will provide updates as work continues, and completion is expected in July.
Progress Reports
6. The Arizona Department of Transportation is progressing on the $200M Loop 202 Improvement Project in Chandler and Gilbert, which is widening eight miles of roadway between Loop 101 and Val Vista Drive. As part of the work, crews began reconstructing the eastbound off-ramp at Cooper Road on March 17, with the closure expected to last approximately 60 days. The project includes added lanes and interchange improvements.
7. SSS Partners is progressing on the Fire ’N’ Ice Sports Arena & Hotel near I-17 and Sonoran Desert Drive in Phoenix, where construction has reached the dry-in phase. The 181KSF arena and 60KSF hotel project, built by Canyon Building & Design and designed by KGI Architects, resumed construction in November and remains on track for the hotel to be completed by May and the arena in August.
8. Belgravia Group has topped out the first phase of Atavia, an 88-unit luxury condominium development in north Scottsdale within the One Scottsdale mixed-use project. The $90M project, composed of 14 four-story buildings, is being built by Maris Construction and designed by KTGY. The initial phase is nearly sold out, and initial move-ins are expected in winter 2026.
9. Onvida Health and Arizona Western College reached a construction milestone on the Health Careers Center in Yuma with a beam topping ceremony, marking continued progress on the 51KSF, two-story facility at 2474 S. 8th Ave. The $37.8M project, built by Pilkington Construction, remains on schedule. Crews are now moving into the next phase of work, and classes are expected to begin in spring 2027.
10. Primak Construction Group has topped out all four buildings at Falcon 12, a 68.5KSF aviation hangar development at Falcon Field Airport in Mesa. The project, developed with DKS Properties LLC and designed by John Manross, will include 12 aircraft hangars and approximately 7.4KSF of office space. Construction is expected to be completed in summer 2026.
Completions
11. Embry-Riddle Aeronautical University has opened the Strategic Academic Flight Education Complex, a 20KSF training facility at Prescott Regional Airport. The $30M project, developed in coordination with the City of Prescott, received occupancy and FAA certification in January. The complex supports flight training, maintenance and simulation activities.
12. Desert Dove Apartments, a 64-unit affordable housing community in Tucson, has been completed. The community, located at 6175 S. Midvale Park Road, was built on land owned by Desert Dove Christian Church. The LIHTC-funded project, built by Tofel Dent Construction, includes four two-story residential buildings and a community building serving residents earning 60% or less than Area Median Income. A grand opening is scheduled for April 10.
13. The former Western Hills Motel in Flagstaff is now Western Hills Apartments, a 29-unit workforce housing community by Housing Solutions of Northern Arizona. Located near Route 66 and Ponderosa Pkwy., the adaptive reuse project was supported by the City of Flagstaff’s Adaptive Reuse Bond Program and private financing. Leasing is underway, and initial residents are expected to move in within weeks.
14. Lucky Rose Boutique, a 1.8KSF retail space, has opened at 7079 E. 5th Ave. in Scottsdale. The tenant improvement project, designed by KatzDesignGroup and built by One Way General Contractor, involved a full interior rebuild to accommodate the new concept created by Julia and Kenny Goldman.
