A Fry’s Marketplace will serve as an anchor for the commercial portion of the Hermosa Ranch Technology Campus North at the SWC of Avondale Blvd. and Lower Buckeye Road in Avondale.
According to the project’s DATABEX listing, Fry’s is planned for 125.9KSF on 11.6 acres. The overall retail section is known as The Marketplace at Tres Rio in Avondale and covers 24 acres.
The greater Hermosa Ranch Technology Campus master-planned area also includes the Prime Phoenix data center development, which is currently under construction on 66.5 acres. A local news outlet reported Prime Data Centers purchased the property in 2023 for $28.9M with the intent to develop a $2B campus across the southern portion of Hermosa Ranch.
QTS is also building a data center at Hermosa Ranch and bought 206 acres at the site for $246.8M last year.
A planned area development was approved last May that put infrastructure improvements and data center development at the forefront of the timeline, followed by the retail component. Avondale City Council inverted the order with a major PAD amendment earlier this month, according to the article.
The amendment also addressed height allowances for the data center campus, as well as operational requirements for QTS.
