Groundbreakings

1. Avalon Ranch, an upcoming commercial center at Power and Elliot roads, is under construction. The Avalon Development project will cover 14 acres and hold seven retail tenants. The site previously contained undeveloped agricultural lands, but the City of Mesa rezoned the property to limited commercial in 2023. Each corner of the intersection is now seeing development.
2. A 95-unit, four-story hotel project is being constructed in Kingman. The property will be an Avid Hotel under the InterContinental Hotels Group. The hotel, located at Hotel Way and Airway Avenue, broke ground on Feb. 24. The project is expected to be ready for occupancy within 15 months, although general contractor LiveBoxGC predicts completion within 13.
3. HonorHealth Complete Care – Lake Pleasant is now under construction. The facility is located at 25550 N. Lake Pleasant Pkwy. in Peoria. The developer for the project, Anchor Health Properties, is working in collaboration with Devenney Group Architects and JE Dunn Construction. When complete, the stand-alone facility will occupy 12.1KSF in the Lake Pleasant Towne Center.
4. Paloma, a luxury villa townhouse property, broke ground on March 6. Architect Drewett Works reported the 35.3KSF lot will eventually house six 3KSF, two-story units. The builder is Bolte Homes, and the developer is MODUS Companies. The site is located at 7801 E. San Miguel Ave. in Scottsdale.
Completions
5. A ribbon cutting ceremony was held on March 4 for a new multifamily complex, Stella, in San Tan Valley. Thompson Thrift developed the property at 32449 N. Gary Road. The 308 units are distributed in 12 two- and three-story buildings and offer various luxury amenities.
6. A new affordable housing community has opened in Buckeye. Solana Villas was partly funded with $2M from the American Rescue Plan Act, approved by Maricopa County. The community contains 200 units with one- to three-bedroom plans that range between 707SF and 1.2KSF. Households earning at or below 60% of Maricopa County’s Area Median Income will be eligible.
7. A 55+ community in North Phoenix recently celebrated its grand opening. Liv+ Union Peak, located at 25400 N. 21st Ave. in the Norterra and Union Park communities, was developed and is operated by Liv Communities. 145 one- to three-bedroom units make up the property. The project team included Todd & Associates Inc. (architect), MT Builders (general contractor), Envision Design Solutions (interior design), Wood Patel (engineering) and Bakkum Noelke (structural engineering).
8. Dwell @ 5th and Farmer, which A.R. Mays began construction on in January 2023, recently reached completion. The $29.9M workforce housing community was developed by Holualoa Companies and designed by WORKSBUREAU. 129 units comprise the 125.1KSF property, along with conference rooms, private meeting rooms and dedicated workspaces. The property is located at 426 W. 5th St. in Tempe.

9. Arizona Water Company opened a new advanced water treatment facility on West Northern Avenue. The facility was a $15M investment in cooperation with the City of Coolidge. Although construction began almost three years ago, material scarcity due to the pandemic caused delays in construction. Now fully operational as of Feb. 25, the facility treats 1600 gallons of water per minute and will be integral in city operations.
10. Glendale’s new Andretti Indoor Karting & Games will open on April 29. The $40M facility is 98KSF and is located at 6263 N. 99th Ave. Andretti opened its first location in Arizona last year in Chandler and is considering pursuing a third location in Scottsdale. The company emphasized a desire to develop close to major Valley freeways for future projects.
11. After 12 years of effort, a 21-mile trail around Pine is complete. The nonprofit Pine-Strawberry Fuel Reduction, Inc. Rock Stars played a key role in finishing the last section, a connecting trail between Two Ravens Trail and Waterfall Trail. Additional work on the trail is expected to continue.
