    Groundbreakings

    1. Vestar held a ceremonial groundbreaking and press conference for Verrado Marketplace on Nov. 20. The 500KSF open-air shopping, dining and entertainment destination is located at the NEC of Verrado Way & Interstate-10 in Buckeye.

    2. A groundbreaking ceremony was held on Nov. 7 for the $87M Desert Dunes Water Reclamation Facilityat 3901 S. Ave. 6E in Yuma. PCL Construction Inc., which worked on the original facility, is constructing the new phase of the project. The expansion will increase the amount of wastewater the plant can treat from 3.3 million gallons/day to 6.6 million gallons/day.

    3. Trammell Crow Company subsidiary High Street Residential announced the groundbreaking for Hawes Crossing. The multifamily community will be three stories and provide 419 units. Featuring frontage on Elliot Road, the development will consist of 14 buildings across 18 acres.The project architect is ESG, and MT Builders is the general contractor. Delivery is expected in summer 2026.

    4. Lowe’s Home Improvementbegan construction of its 139KSF hardware store/garden center at Southbridge Marketplace on the NEC of John Wayne Parkway and Honeycutt Avenue in Maricopa. Workers have begun laying the foundation/installing support beams at the site. Thompson Thrift is the developer.

    5. Brinshore Development’s Phoenix Scholar House, an affordable housing development for students, began construction on Nov. 13. The project is at the site of a former church that was recently razed just north of Phoenix Children’s Hospital on Thomas Road and 18th Place. Brinshore purchased the 1.5-acre site from East Phoenix Church of God for $3.23M in August. Once completed, the development will have 56 units, with at least 20 dedicated to single parents pursuing higher education. The program was created by Family Scholar House.

    6. A groundbreaking ceremony was held for Phase One of Mosaic Quarter at Kino South Complex, 2343 Tournament Way. The lifestyle center will contain an Iceplex, field house, central utility plant and four restaurants.

    7. A groundbreaking ceremony was held for the new Marine Corps Air Station Yuma Barracks. The development is a part of the Barracks 2030 Plan.

    Progress Reports

    8. Demolition has begun on the Metrocenter Mall to make room for The Metropolitan, a new development with a light-rail hub, 1,200-2,000 housing units, 140KSF of retail, pickleball courts, event space, restaurant and swimming pool. The project at Interstate 17 and Peoria Avenue in Phoenix is expected to finish in three-to-four years.

    9. Tavern Park, a $13M dining and entertainment venue at 8320 W. Mariners Way in Peoria’s P83 entertainment district, is expected to open its doors next year. Brick & West Design is the architect for the 13KSF project, with Caruso Construction serving as the general contractor.

    Completions

    10. Puma has celebrated the opening of its Regional Distribution Centerat 8900 N. Sarival Ave. in Phoenix. The company has signed a 15-year lease at the facility. The 1MSF facility is located along Loop 303 and features 3.5 miles of conveyor, automated retrieval and storage systems.

    11. Lowell Observatory has announced the opening of its Marley Foundation Discovery Centerat 1400 W. Mars Hill Road in Flagstaff. The project originally broke ground in June 2021. The building has two floors of interactive exhibits and conference rooms, as well as a rooftop patio and night sky observatory.

    12. Path Construction has announced the completion of Choice Hotels’ Everhome Suitesin Glendale. The hotel features 122 rooms with full-sized appliances, bathrooms, closets and kitchens. The project was developed in collaboration with Highside Companies and Superhost Hospitality.

    13. A grand opening event was held for Amavida Maranaat 5555 W. Ina Road in Marana. The apartment home development is owned by Ascent Companies & Vanderbuild and managed by Bryten Real Estate Partners. The development features 200 one-, two- and three-bedroom units, pickleball courts, park with playground, walking/jogging loop, fitness center, swimming pool and clubhouse.

    14. An opening ceremony was held by the Arizona Department of Veteran Services for its new ASVH-Flagstaffstate veteran home in Flagstaff. The project first broke ground on the McMillan Mesa site in June 2019. The 74KSF facility will have 80 beds to serve the needs of veterans.

    15. Harbor Freightannounced the completion of its $325K worth of renovations on the former 99 Cents Only store at 44515 W. Edison Road. The hardware store will open on Nov. 26, 2024.
