    Mayo Clinic Continues Working Toward Discovery Oasis

    Mayo Clinic is continuing its quest to fulfill a master planned biotechnology and innovation hub known as Discovery Oasis on 228 acres around its Mayo Clinic Hospital campus at 56th Street and Mayo Blvd. in north Phoenix.

    On Jan. 19, Mayo Clinic filed a Planned Unit Development request for Discovery Oasis Paradise Ridge, a 76-acre site that will include a “New medical focused campus that will include outpatient clinic, patient services and advanced R/D and medical equipment manufacturing space, with associated tenant amenities, to total up to 2.3MSF within the Mayo Clinic Discovery Oasis Master Plan in Phoenix,” according to the submittal.

    The project’s conceptual site plan includes an internal roadway circulation grid and preserves the existing major north/south wash corridor, along with identifying the potential locations for clinical uses and supporting amenities like retail and patient/employee support facilities. The goal is to continue and enhance the growth pattern of the existing Mayo facilities and an internal grid system for future uses.

    Uses proposed under the conceptual site plan include 1.795MSF of outpatient clinic space, 281.7KSF of ancillary retail and a 1.6.5KSF subacute facility.

    Mayo Clinic Arizona is the developer. Sasaki is the architect. The civil engineer is Kimley-Horn, and the project is represented by Snell & Wilmer, LLP.

    No public hearing dates have been set for the new request.

    Discovery Oasis Paradise Ridge is the latest component in the Mayo Clinic Discovery Oasis Master Plan. Other projects included in the plan include the 150KSF ASU/Mayo Health Futures Center (Health Solutions Innovation Center), completed in 2020, and the ASU Discovery Oasis Building 2, Health Futures Center, which is currently in the planning stages and has an estimated valuation of between $75M and $130M.
