    2 New Data Centers Coming to Chandler

    In an October press release long on promotion but short on details, Aligned Data Centers announced land acquisitions for two new “mega campuses” in the Phoenix area that will deliver 400MW of capacity.

    A Dec. 6 article in the SanTan Sun News and follow-up work by BEX Companies Research staff provided the missing details.

    The first project – Aligned Energy Data Center PHX04 – has been under construction for months. City of Chandler records show the foundation permit was issued in June, and work began in July or August. The building permit was issued in October. At buildout, the center will total 396,343SF. The site is located at the NEC of Price Road and Innovation Street.

    The second expansion – Aligned Energy Data Center PHX06 – is in the design phase and currently undergoing administrative design review. PHX06 is a two-phase development that will total 456,946SF. The site is located at the SEC of Price Road and Innovation Street.

    Sun News reports Aligned bought the PHX06 site, which includes a 456KSF office building, 11KSF storage building and 17-acre parking lot for $115M. The data center development is planned for the space currently occupied by the parking lot. Future plans for the existing buildings, if any, have not been disclosed.

    Earlier this month, Chandler City Council passed an ordinance that will significantly restrict future data center development in the city. New centers will have to be approved as part of a planned area development zoning district and must include sound mitigation measures. Residents living within a half-mile radius of new sites must be notified about development proposals, and operators/developers will be required to conduct and attend two neighborhood meetings to discuss the projects’ design elements and sound mitigation plans.
