Meyer Development Services, Ltd, on behalf ofย theย owner,ย Sedona 43 Holdings, LLC, submitted plans to the City of Peoria for the development of a newย 14-building multifamily projectย calledย Peoria Commons.ย
Aย request for an amendment to the General Plan land use map from Commercial to Urban Residential on approximately 10.7 acres south of the SWC of 91stย and Olive Avenues was approved by the Peoria Planning and Zoning Commission on April 9th.ย
Peoria Commons is planned as a 264-unit multifamily development consisting of a mix of studio, one-bedroom and two-bedroom dwelling units.ย
The layout in the conceptual site plan shows nine carriage houses on the eastern and western edges of the site bordering four L-shaped buildings and aย communityย clubhouse. The buildings are intended to be two to three stories in height and would have a, โsemi-urban character that embraces the 91stย Avenue streetscape,โ the documents state.ย
Conceptual amenities, along with the clubhouse, include two pools and a dog park; however, according to the documents the final inclusion of amenities would be decided duringย theย rezoningย stage.ย
Access to the gated community will be through two entrances along 91stย Avenue. Approximately 491 parking spaces will be provided including surface parking and garage spaces that accompany the carriage houses.ย
Meyer Development Services stated in the project narrative that once the general plan amendment request was approved they will, โfile an application shortly thereafter to rezone the property from the existing commercial Planned Area Development (PAD) to Planned Area Development (PAD) that would specifically allow multifamily as a permitted land use.โย
The project is set to be heard at the April 21stย Peoria City Councilย meeting. According to Meyer Development Services in an email toย BEXย Researchers, they are a long way off from selecting a general contractor.ย

Peoria is solving the dust problem by building and paving over every available square inch of real estate. Regardless of future water supply issues, lack of schools and such. Not to mention that more concrete and asphalt will add to the increasing heat bubble and deteriorating monsoons and rain! Then again it always come down to the Benjamin’s. Soon Peoria and other municipality’s will be overrun with closed businesses and vacant storefronts!
