    Acero Val Vista to Provide More Multifamily for Gilbert

    Vancouver, Washington-based developer IDM Companies is proposing a new multifamily development at the NEC of Melrose and Quartz Streets in Gilbert.

    Pew & Lake PLC, on behalf of the developer and property owner, Leseur Investments, submitted plans to the Town of Gilbert and requested a minor General Plan Amendment on the 14.88-acre property as well as a rezone from Regional Commercial to Multifamily/Medium.

    The Town of Gilbert heard the request at its December 4th Planning Commission Study Session meeting.

    The project, dubbed Acero Val Vista, is proposed as a 328-unit multifamily community comprised of 24 separate buildings. Each building will be two- to three-stories tall and are expected to be no taller that 40 feet. The apartments are expected to range in size from 768 SF to 1,330 SF.

    According to the narrative, “Acero Val Vista will bring a high-quality, multifamily use that will be of a superior level of design quality and that will complement and enhance the surrounding area by contributing to the diversity of housing options in the vicinity.”

    “The architecture is proposed to be modern and clean, with a minimum of applied materials.”

    Acero Val Vista will include two amenity areas with the main area featuring a single-story clubhouse, resort-style pool, cabanas and outdoor barbeque area. This will be located at the “primary entry into the community.”

    The secondary amenity area is smaller and will include a community garden, dog park, children’s play area and walking path.

    Access to the gated community will through a primary entrance on Melrose Street with a secondary entrance on Quartz Street. The development will include a total of 618 parking spaces comprised of a mix of covered, garage and visitor spaces.

    Location, Location, Location

    The Acero Val Vista property is surrounded by a variety of other uses. The newly constructed Aspens at Mariposa Point active adult multifamily development and another assisted living and memory care campus sit immediately to the north, while Quartz Hill Elementary School and Campo Verde High School are just west of the site.

    The Copper Point Business Park is further north and there are “small commercial properties along Val Vista Drive that include a QT gas station, car wash and Dutch Bros. coffee,” the narrative states. “Directly south of the site is a vacant 36-acre parcel with frontage along Val Vista Drive and Germann Road- major arterials in the Town of Gilbert.” Mercy Gilbert hospital sits to the east.

    Second Community in Gilbert

    Acero Val Vista will be the second “Acero” branded multifamily community in the Town of Gilbert. IDM is also developing Acero Cooley Station at Recker and Williams Field Roads which is expected to open in 2020 according to the narrative.

    Other communities currently under construction around the valley include Acero Estrella Commons in Goodyear and Acero North Valley (now Canyon Crossroads) in Phoenix.
