National real estate development firm, Alliance Residential Company has submitted plans to the City of Phoenix for a new multifamily residential development just east of the NEC of Camelback Road and 7th Avenue.
Alliance is requesting a rezoning of the 4.35-acre site at 502 W. Camelback Road, from “Intermediate Commercial District with a height waiver and density waiver, Interim Transit Oriented Zoning Overlay District One” to “Walkable Urban Code, Transect 5:5 District, Transit Uptown Character Area”. The site currently houses the former Hotel 502 on Camelback building, which is expected to be demolished to make way for the development.
The project, dubbed Broadstone Camelback, will add another 284 units to Alliance’s Broadstone multifamily collection around the valley. Broadstone Camelback is proposed as a five-story development comprising a mix of 65 studio, 104 one-bedroom and 115 two-bedroom dwelling units.
The building’s design is proposed as modern with stucco and brick veneer. City staff recommend stipulations to be included such as incorporating masonry elements and architectural embellishments like recesses, offsets, window size variations and more in order to “ensure high quality or architecture while utilizing building materials that are compatible with the surrounding area,” the staff report states.
A total of 418 parking spaces will be provided as well as 50 spaces for bicycle parking. These spaces will be a mix of onsite parking and two levels of garage parking (one underground and one on ground level).
Amenities for the development include a pool and spa, fitness center and recreation club room, bike storage and repair area, dog park and wash area and a rideshare café.
“Open space amenities are mostly provided on the first level of the building, where green space and the pool and lounge area are located,” according to the staff report.
It goes on to note that “pedestrian connectivity is provided from 7th Avenue to the building entrances via a curbed sidewalk along the narrow northern boundary of the property, as well as from Camelback Road to the building entrances and to the commercial property to the west of the site.”
The City of Phoenix heard the rezoning request at its November 26th Alhambra Village Planning Committee Hearing and is scheduled to go before the Planning Commission on December 5th.
Alliance Residential Company is the developer for Broadstone Camelback and ORB Architecture, LLC is the design firm. Civil engineering services are being done by Kland Civil Engineers, LLC and landscape architectural services are being done by Collaborative V.
