A luxury, high-density urban living residential development is being planned in order to draw a variety of residents to Downtown Avondale.
The City of Avondale approved two requests submitted by Tiffany & Bosco, P.A., on behalf of Quyp Development Services, LLC at their April 18 Planning Commission meeting. The first, a General Plan Amendment for 11.4 acres east of the NEC of Fairway Drive and Van Buren Street from Urban Residential to High Density Residential. The second, a rezoning request from Agriculture and Community Commercial to Planned Area Development.
The project, dubbed Cerro Vista and located at 12116 W. Van Buren Street, Avondale, is proposed as 255 total units consisting of two different types of housing and a density of approximately 23.26 dwelling units per acre.
The north and south area of the property will house 3-story and 2-story buildings comprised of one- to three-bedroom urban loft apartments, while two-story carriage units with one-car parking garages underneath will be housed primarily to the west of the property, with some arranged on the east side and in the center of the property. Patios and balconies are provided to add variety and visual interest to the elevations.
According to the applicant’s narrative, “Most of the buildings on the site are arranged around open spaces where residents may gather, these courtyards will contain spacious and aesthetically pleasing environments with various high-quality amenities.” Amenities include a clubhouse, ramadas, BBQ area, pool and spa, fire pits, dog park and other open space areas.
“These amenity areas will be easily accessible to all residents with each of these areas being connected throughout the development with connective pathways.” The narrative goes on to say. “The clubhouse will be strategically located at the south end of the development and will provide an entry focal point at the end of the main entry drive aisle to create a sense of arrival for residents and visitors.”
The open space areas will allow for landscaping and will include shade trees grass turf areas and playgrounds in order to complement pedestrian pathways. Landscaping throughout the site will be desert themed.
The gated development will allow access from Van Buren Street, with an exit only driveway gate at Corporate Drive.
“With its modern design, Cerro Vista will provide loft apartments that create a unique urban experience not currently available within the City of Avondale, but demanded by millennials, professionals, and empty nesters throughout the Valley,” the narrative states.
