The Mesa City Council is holding a public hearing on a proposed ordinance that could result in the construction of Park North on Oct. 5.
Excolo Development is the developer. Baxley Architectural & Consulting, PLC is the design firm, while La Vida Homes, LLC is the general contractor. WERK | Urban Design is the landscape architect.
Park North, in its current form, consists of 78 units across 5.1 acres at the NEC of Guadalupe and Power roads. The project was initially intended to contain 120 units. (AZBEX: Feb. 11, 2025; Sept. 1)
Developers are requesting the site be rezoned from Light Industrial to Multiple Residence to accommodate the townhome community. There will be 39 separate buildings, each with two attached residences.
There will be two separate building types. The first is considered “side by side,” while the second design is deemed “front to back.”
Buildings will have three façade variations and two-car garages. In total, the development will contain 156 garage spaces and 72 driveway spaces. Access is to be provided via Guadalupe Road and a new bridge across the Maricopa County Flood Control District canal.
Amenities include 15.4KSF of common space, a ramada, several seating areas, barbecue equipment, cornhole and a tot lot.
