    Scottsdale & Shea Multifamily Continues Moving Forward

    Several changes have been made to a planned multifamily development near Scottsdale Road and Shea Blvd. since AZBEX first broke the story last July, but High Street Residential’s plan to repurpose a commercial parking lot continues to make progress. (AZBEX, July 25, 2023)

    The development was originally named Sundown Commons and planned for 239 units. Located on 8.53 acres at the NWC of 70th Street and Shea, the proposal sought a rezoning and minor General Plan Amendment and was presented as a new redevelopment opportunity with units focused toward workforce affordability β€œincluding housing for first responders, healthcare workers, and teachers.”

    In the intervening months, according to local news reports, DPC Companies of Denver has entered into the mix and is partnering with High Street Residential on the project. The proposed unit count has been reduced to 196 units with 1,000SF of commercial space.

    A 79.2KSF commercial building already on the site will be retained.

    The Scottsdale Development Review Board signed off on the project last month, and the Planning Commission recommended approval on April 24. Project representative John Berry of Berry Riddell LLC said a hearing date before the Scottsdale City Council has not been scheduled yet.

    The estimated project cost is $90M. ESG Architecture and Design is the project architect, and civil engineering is by Sustainability Engineering Group.
