Waste Management of Arizona is requesting a zoning change for a 3.42-acre site on East Valley Road in Prescott Valley to allow for the development of new facilities on a refuse transfer station property it acquired from Patriot Disposal.

The site was once two separate parcels that were combined in 2022 and has operated as a transfer station for several years, according to the staff report. Waste Management wants to change the entire property’s zoning to Industrial: General Limited to allow it to make improvements on the site.

Those improvements include the demolition of three existing Patriot Disposal structures and the construction of a new scale house, hauling building and transfer station.

According to the report, the Waste Management Quad Cities’ scale house will be 460SF and will serve as office space for employees to help drivers weigh inbound and outbound truck traffic. Maximum height will be 18 feet. The hauling building is planned for a total of 14.5KSF divided between office space and a vehicle maintenance shop. The transfer station is planned for 21KSF. There will also be a secured 3KSF compressed natural gas compound at the SWC of the site, surrounded by eight-foot chain-link fencing.

Waste Management of Arizona is the developer. The design firm is Cawley Architects. Landscape Planning is by T.J. McQueen & Associates, Inc.

The Prescott Valley Planning and Zoning Commission will hear the request in its Feb. 10 meeting.
