    New Apartment and Hotel Projects Planned in Prescott Valley

    The Prescott Valley Planning and Zoning Commission will consider two proposals in its June 12 meeting that will, if approved and built as planned, deliver 385 rental homes and 90 new hotel rooms to the community’s inventory.

    Developer Trilogy Investment Co. wants to build Villas at Prescott Valley, a 385-unit “condo-like rental community” planned for roughly 33 acres at the NWC of Market Street and Great Western Drive, according to the staff report accompanying the proposal. The site lies roughly a quarter mile north of SR 69.

    Building heights are planned for three stories, and each unit will have an attached two-car garage. Planned amenities include a central gathering space with a dog park, clubhouse and pool area. There will also be a multi-use trail connecting the development to the greater Glassford Regional Market Place and Town-owned property to the northwest.

    The company is requesting a rezoning from R1-MH (Residential; Single Family Mobile/Manufactured Homes and C-2 (Commercial; General Sales and Services) to RS-PAD (Residential and Services-Planned Area Development) and a preliminary development plan approval.

    A neighborhood meeting was held in March to inform nearby residents about the proposal. The staff report does not identify any issues or questions arising from the meeting.

    Planning staff has recommended approval for both requests.

    The property owner is Prescott Valley Holdings (GA) LLC. Trilogy Investment Co. is the developer. Matrix Design Group serves as the project representative, landscape architect and civil engineer.

    Homewood Suites Hotel, Prescott Valley

    Matticus Hospitality Group is requesting a rezoning and preliminary development plan for a one-acre site north of Highway 69 at the NWC of Frontage Road and Glassford Hill Road to build a 90-room Homewood Suites Hotel.

    The site is currently zoned RS-PAD (Residential and Services-Planned Area Development), and the request seeks a change to C2-3 PAD (Commercial; General Sales and Services-Planned Area Development). Planned amenities include an indoor pool and spa area with pickleball courts and a fitness center.

    Two community meetings were held to discuss the project. In the first meeting, residents had concerns about potential traffic from the new hotel. As a result, the site plan was revised to alter the traffic flow. In the second meeting, residents continued to express concerns, this time about the height and scale of the building, which is similar to an existing hotel in the immediate area.

    In its report, planning staff points out, “By right the project could be reversed with the hotel built on the southern property… and the parking lot built on the northern parcel (the subject of the ZMC) fronting onto Horizon Lane. This concept would not require the (Zoning Map Change) and could move to the Final Development Plan (FDP) stage to Town Council.”

    Staff has recommended approval for both the zoning change and the preliminary development plan.

    The developer is Matticus Hospitality Group. Stewart + Reindersma Architecture, PLLC (SRA 360) is the design firm. Kimley-Horn & Associates, Inc. is the civil engineer.
