The Mesa Design Review Board is scheduled to examine plans for a multifamily and hotel campus on Rio Salado Parkway east of Loop 101 and the Chicago Cubs minor league and spring training complex.
The Den on Rio Salado, also referred to as Rio Salado 25, is proposed as a five-story, 36-unit apartment building and a four-story, 103-room Candlewood Suites hotel on 3.14 acres. Maximum heights are planned at 65 feet for the apartments and 57 feet for the hotel. The apartment portion will also include 13.4KSF of common administrative and support space.
The apartments are planned to house seasonal players affiliated with the Cubs. The hotel will be open to the public, particularly sports tourists, and for occasional team-related lodging.
Amenities include a pool and patio area for the hotel and a sports court, putting green, and lounge and barbecue space for the apartments.
Site access will be from Cubs Way and Rio Salado Parkway.
The Board will meet to review and consider recommending the building elevations and landscape plan and proposed alternative compliance stating no more than 50% of the total façade may be covered with a single material.
According to the submitted narrative, “Both buildings form a unified lodging campus with shared circulation and parking, while maintaining independent operations and dedicated amenity areas tailored to their respective programs.”
Boyd Development Company, LLC is the project owner. DesignCell Architecture is the design firm, with landscape planning by Design Ethic, LLC. 3 Engineering is the civil engineer.
