    Goodyear P&Z Recommends Globe Corp. Rezoning

    The Goodyear Planning and Zoning Commission has recommended approval of Globe Corporation’s request to rezone a vacant 153-acre site in downtown Goodyear for a mix of residential and commercial uses.

    The City Council will take up the measure and a new development agreement with the company at its Feb. 27 meeting. If approved, the rezoning will create the GSQ Regional Center Planned Area Development.

    Globe completed the new GEN-1 office building and parking garage in the Goodyear Civic Square at Estrella Falls master plan last year.

    The pending request seeks to rezone the new site’s prior Planned Area Development, which included only commercial uses, to allow the development of both commercial and housing components, as well as a “transitional area” that will separate residential already in place on the northern portion of the site from the proposed developments to the south.

    The new development could see high-density uses including offices, hospitals and big box retail, along with hotel and residential components to form a built-in support base. There would also be open space and pedestrian connectivity. Maximum building heights would be 200 feet. The overall site will be divided into six different use areas.

    Globe is the property owner, and RED Development is an adviser and potential co-developer. Nelsen Partners is the project architect. CVL Consultants is the civil engineer. Traffic engineering is by Kimley-Horn and Associates, Inc., and the project is represented by Burch & Cracchiolo. (Source)
