The Clarkdale Planning and Zoning Commission has tabled a rezoning request that would allow for the development of a mixed single- and multifamily development at the NWC of State Route 89A, Cement Plant Road and Clarkdale Parkway.
Developer Plateau Partners, LLC is requesting to rezone 18.56 acres of the 23.84-acre property from R-1 single-family residential to PAD-10, a Planned Area Development zoning that would allow for eight units per acre. The initial portion of the development would create 139 single-family units on the property, with 144 multifamily units to be built in a future phase. The developer is also requesting a preliminary plat.
More than 100 residents attended a public hearing last week, most of whom expressed opposition to the proposed density and concerns about the potential impacts the development could have on the character of the area and the town.
A local news report said attendees were met at the door by opponents soliciting petition signatures. One petition distributor said opponents were looking into the possibility of sending the matter to a referendum if the Town Council ultimately approves the requests.
At the end of the five-hour hearing, the Commission had the option of rejecting a recommendation for approval by Council, recommending approval with conditions or sending the request back to planning staff and letting the developer resubmit after revisions if they choose. There is no deadline for resubmittal.
Plateau Partners, LLC is the developer. The design firm is Bassenian Lagoni Architects. The engineer is Ardurra Group, Inc., and landscape planning is by Norris Design.
