    Alta Raintree a “Mixed-Use Residential Synergy”

    Wood Partners is proposing to bring new life to an underutilized property near the NWC of Raintree Drive and Pima Road in Scottsdale, with plans for a new 330-unit residential development.

    A request was recently submitted to the City of Scottsdale for a minor General Plan Amendment from Airpark Mixed Use to Airpark Mixed Use-Residential on +/- 5.56 acres at 8688 E. Raintree Drive. A rezoning of +/-13.08 acres (which includes the 5.56 acres) from Central Business to Planned Airpark Core- Airpark Mixed Use Residential and Airpark Mixed Use with Planned Shared District Overlay was also requested.

    The 5.56-acre property will be developed into Alta Raintree, a four-story, 330-unit multifamily development comprised of 226 one-bedroom, 88 two-bedroom and 16 three-bedroom units. The building will be 60 feet high – including mechanical – and will include courtyard spaces and private balconies. According to the applicant’s submittal, “The design creates a ‘wrap’ concept (residential buildings wrapping an above grade parking structure). The design creates more openness and interest than a traditional linear building design.”

    The above grade parking structure will consist of approximately 519 spaces and about 100 bicycle parking spaces will also be provided.

    The building will provide open space to include gathering areas, amenities, private outdoor living spaces, landscape buffers and parking lot landscaping and pedestrian ways.

    “The project will create a sustainable, walk-friendly environment that takes advantage of the huge employment and retail base, which surrounds the Property. The Property is buffered from Northsight, Raintree and Loop 101 by the existing built environment, making the site ideal for residential redevelopment,” the submittal states.

    Alta Raintree is planned to carefully integrate with the mix of surrounding retail on the +/-13.08-acre site.

    The rest of the property is expected to remain with “a collection of commercial land uses including a new internalized community storage facility in the existing retail building located at the NWC of the property and a new commercial pad site at the SEC,” the submittal states.

    According to the submittal, “The overall concept is to create a mixed-use residential synergy within close proximity to abundant retail and office services.” Once complete, the addition of multifamily residential to the surrounding repurposed retail will form Raintree Mixed-Use Development. A request made by BEX researchers regarding the developer for the storage facility and retail component has not been returned by press time.

    So far, no meetings have been scheduled with the City of Scottsdale.
