The Buckeye City Council held an initial hearing this week to consider a request from ViaWest Group to annex 85.3 acres of unincorporated Maricopa County land for a future industrial park at the SEC of State Route 85 and Interstate 10.
A local news outlet reported the company bought the site in 2024 for $8.3M.
The March 3 meeting was a first consideration of the “Buckeye 83” annexation request. A second hearing will be required before a vote is taken.
The submitted narrative, provided by law firm Berry Riddell LLC, notes the site is made up of four parcels. The current Maricopa County zoning is Rural-43, which allows for a residential density of one unit/acre. After annexation, ViaWest is asking for a rezoning to Light Industrial.
The rezoning is required because ViaWest intends to build a light industrial development that will total 1.75MSF distributed across seven buildings. According to the narrative, “Vehicular access to the Site will be located off 266th Avenue. The Site is anticipated to have a water demand of ±168,000 (gallons per day) and will receive water service from the City of Buckeye. The anticipated daily sewer flow is 83,500 gpd for the Site. The Site will receive sewer service from the City of Buckeye.”
Buckeye staff has determined the annexation request complies with the relevant statutes. The follow-up hearing and vote are currently scheduled for April 7.
