    Groundbreakings

    1. Creation announced the groundbreaking for Heritage Park, a 10-acre mixed-use development in Gilbert covering an entire city block at Gilbert Road and Juniper Avenue. The initial phase includes 47KSF of retail and restaurant uses. Heritage Park will open in phases, with the first openings anticipated in 2026. LGE Design Build is leading construction. Phoenix Commercial Advisors oversees leasing activities. Creation is also partnering with Crescent Communities at the site. Crescent will develop NOVEL Heritage Park, a 288-unit luxury multifamily community with a planned opening in March 2027. Future phases of Heritage Park will include a 125-room hotel, office and additional parking.

    2. Lincoln Avenue Communities has broken ground on Ironwood Ranch and The Ranches at Gunsmoke, two affordable housing developments totaling 523 units on 40 acres at Honeycutt and Gunsmoke Roads in Maricopa. The $250M project includes 252 apartments at Ironwood Ranch and 271 single-family rentals at The Ranches at Gunsmoke. Both communities will serve residents earning up to 60% of Area Median Income. Pinecrest Construction & Development is the general contractor, and Frame Architecture is the architect.

    3. KGM Builders and Hamilton Architecture broke ground April 30 on a new 50KSF Event Center for Seton Catholic Preparatory in Mesa. The two-story facility will include a lobby, concessions, weight and film rooms, spin studio and rental amenities. The project also renovates the McMahon Gymnasium with expanded athletic spaces and air conditioning.

    4. Glendale Community College kicked off construction of its new Innovation Lab with an April 29 groundbreaking ceremony. The new facility includes classrooms, lab space and production tools for small-scale, hands-on learning in cross-disciplinary development for engineering technology, woodworking and fabrication, robotics, computer science and related fields. Holly Street Studio led the design, and Danson Construction is the general contractor. Completion is scheduled in April 2026.

    5. Construction is underway for a new Trader Joe’s at 2150 E. Broadway in Tucson’s Sunshine Mile. The site, near South Plumer Avenue, was previously home to a Dollar Store and a tabernacle. The project, backed by $1.5M in future Rio Nuevo incentives, is the grocer’s fifth Tucson-area location.

    Progress Reports

    6. Vertical construction is underway on Phase I of Mack Innovation Park Scottsdale, a 124-acre development by Mack Real Estate Group at Pima and Bell Roads. The first phase includes two buildings totaling 305.4KSF: Building C at 184.9KSF and Building D at 120.4KSF. Completion is anticipated in April 2026. Butler Design Group is the architect. Lenga Partners is MREG’s joint venture partner. Withey Morris Baugh PLC is land use counsel, and leasing will be facilitated by CBRE, Stream Realty and Shell Commercial. At full buildout, the park will span 1.2MSF across 11 buildings.

    Completions

    7. Apex Power Conversion held a ribbon cutting May 19 for its new $60M U.S. headquarters and manufacturing facility in Mesa. Located on Elliot and Signal Butte Roads, the 206KSF facility will support power conversion manufacturing for renewable energy integration and is expected to begin production in Q1 2026. Mortenson worked on development and construction of the facility.

    8. Willmeng Construction completed the Rescue Oasis complex, a 19-acre public safety and recreation development in Surprise. Located north of Cactus Road at Perryville Road, the project includes Fire Station 309, Soak Station 309 Splash Pad, Rescue Oasis Park and the Oasis Swim Center. LEA Architects designed the fire station. Architekton led the design of the aquatic center and park. Dig Studio was the landscape architect, and Dibble handled onsite civil engineering and offsite improvements. Fire Station 309 has been operational since February, with the park and splash pad opening May 10 and the swim center set to open May 24.

    9. BB Living has opened Burden Orchards, a 197-unit build-to-rent townhome community at 3411 N. Val Vista Dr. in Mesa. Floor plans range from 1.6 to 2.4KSF with three- and four-bedroom layouts. Monthly rents start at $2.4K.

    10. George Oliver has completed Bond, a high-end office redevelopment at 3200 E. Camelback Road in Phoenix. The hospitality-driven project includes coworking by Industrious, a 200-person training room, a wellness facility, podcast studio, 14-room conference center, a speakeasy-style lounge and on-site dining from chef Mark Tarbell. George Oliver Design served as lead architect. Leasing is managed by JLL.

    11. Quantum Computing Inc. completed its 12KSF chip manufacturing facility at 2050 E. ASU Cir. in Tempe. The company will produce thin film lithium niobate chips for high-performance computing, AI, quantum communications and sensing. The project, located at ASU Research Park, is the first of its kind in the U.S. and includes packaging and prototyping capabilities. The company has invested more than $8M in the space and plans to double its footprint in the next two years.
