Groundbreakings
2. A healthcare office complex in San Tan Valley called Terraza Medical Village is now under construction. Kraus-Anderson is the general contractor on the $45M project. The developer is Tri-City Cardiology Consultants Real Estate Holding Company, and the architect is Tri Arc Design and Architectural Services. The complex, located at 40245 N. Gantzel Road, will span 12 acres and include five Class A medical office buildings. One building will be two stories totaling 20KSF and be the home for Tri-City Cardiology. Another building in the complex will be 9.7KSF, but the tenant has yet to be identified. Construction for those two buildings is expected to be completed in May 2026. The timeline for the other three buildings has not been finalized.
3. Zen Investing has started construction on a new Build-to-Rent townhome community: Zen @ Angelina, located on 8.4 acres at the SWC of Indian School and Dysart Roads in Litchfield Park. The community will feature 130 one- and two-story townhomes ranging from 993SF to 1.5KSF, each with a private backyard and a two-car garage. Leasing is expected to begin in fall 2026.
4. A project to enhance flood mitigation in the Russell Gulch Channel began on March 24. Gila County Public Works and Gila County Emergency Management received approximately $4M from the Department of Forestry and Fire Management for the project. The work involves demolishing and reconstructing the box culvert on Hospital Drive, removing sediment to restore water flow and realigning the channel with erosion-control matting. The construction area will remain in place until June 2.
Progress Report
5. Greystar has announced Marlowe Peoria Place is now pre-leasing for move-ins starting in May 2025. The 370-unit complex is located at 8165 W. Whitney Dr. in Peoria. The first phase will be finished soon, but the entire project will not be completed until Q1 2026.
Completions
6. Milhaus and Banyan Residential have completed construction and opened the luxury apartment community Northbend. The complex contains 310 units and is located at 906 N. Miller Road. Units range between 544SF and 1.4KSF, with rents between $1.6K and $3.4K.
7. The first phase of renovations at the Hilton Scottsdale Resort & Villas is complete. This phase included upgrades to 25 two-bedroom villas, guest rooms, the Oasis Bar & Grille and the fitness center, along with landscaping improvements. The renovation project, located at 6333 N. Scottsdale Road, is valued at $24M and is ongoing.
8. The largest EoS Fitness in the country recently opened in Tempe. The 63KSF gym is located at 750 E. Guadalupe Road at the former site of an Albertsons. This location is EoS’ 37th in Arizona and 114th in the country.
9. The Shapiro Law Team’s new office is now complete. LGE Design Build, as the general contractor, worked to transform an unfinished basement into a 17KSF office space that spans across three stories. LGE worked in cooperation with the project’s architect, Evolution Design, and other contributors, including MDI, Welch & Sandon and Sterling Madison.
10. The new Kathryn G. Bosco Campus of the Southwest Autism Research & Resource Center is complete. Renovated by Willmeng Construction, the 14.5KSF facility at Power and McKellips Roads in Mesa now includes five classrooms, administrative and multipurpose rooms, restrooms, enhanced outdoor spaces with a shaded playground and seating, and upgrades to the parking lot.
11. The second phase of renovation at the Heard Museum is complete. The developer for the project was the Heard Museum. The general contractor was A.R. Mays Construction, and the architect was PHX Architecture, with additional design work from SB Design. The total value of the 8.6KSF renovation was $4M. The project began in April 2024 and continued until November.
12. Renovations of the historic Piper Writer’s House at Arizona State University are complete. Willmeng Construction led the project, with outdoor design by 4Line Studio. European Pavers repurposed the brick pavers, while Shade Industries constructed the steel shade structure as a subcontractor.
13. The new HonorHealth Research Institute laboratory is now open at the Phoenix Bioscience Core campus. This $7M, 2.5KSF facility is in the seven-story 850 PBC building at 850 N. Fifth St., which was developed by Wexford Science + Technology and opened in 2021. A second building at the PBC is planned, but no timeline has been announced. 850 PBC is next to Arizona State University’s $200M project for ASU Health and several health colleges, set to open in fall 2028.
