Groundbreakings
1. VIVO Development Partners has broken ground on Tempo by Hilton and Homewood Suites by Hilton located at Gallery Park in Mesa. Tempo by Hilton features 97 “lifestyle” rooms, while Homewood Suites by Hilton offers 77 extended stay suites. Gallery Park is a 1MSF-plus mixed-use walkable village.
2. The City of Tempe and its development partners broke ground on La Victoria Commons. The development on the NEC of Apache Blvd. and Price Freeway consists of two affordable housing developments. The first is a 104-unit multi-story apartment community, while the second is a set of 19 for-sale townhomes. The project also includes a health clinic, community room and café. Copa Health and Newtown CDC are the developers. Construction is estimated for completion in the winter of 2025.
3. The City of Flagstaff and Eagle Mountain Construction have broken ground onthe Cedar Avenue Crossing Project. The project entails replacing the box culvert underneath the avenue between Grandview Drive and Monte Vista Drive. The replacement box culvert will be larger to convey post-wildfire flows in Spruce Wash.
Progress Reports
4. A topping-off ceremony was held for the HonorHealth Deer Valley Medical Center in north Phoenix. The ceremony celebrated the placement of the final structural steel l-beam for the approximately $170M project, which is targeted for completion in 2025.
5. Greystar announced Marlowe Peoria Place, located at 8165 W. Whitney Dr. in Peoria, will begin pre-leasing apartment homes from Phase One in January. The entire 370-apartment community development including Phase Two is slated for completion in December 2025. Currently, Greystar is targeting spring 2025 for initial occupancy. The apartment homes will consist of one- and two-bedroom units.
6. Improvements of the intersection of Smith-Enke Road and John Wayne Parkwayare approximately halfway done. Once finished, the intersection will be able to accommodate more cars and provide improved safety. The project is anticipated to be finished in spring 2025.
7. Hensel Phelps celebrated the topping out of Life Time Fitness in Paradise Valley on December 3rd. The project is a part of the overall redevelopment effort near the former Paradise Valley Mall in Phoenix. The fitness center will be three stories. The project broke ground seven months ago.
Completions
8. The Arizona Department of Transportation completed two improvement projects along Interstate 17in the Flagstaff area. Crews finished a $35M project to resurface and make other improvements along 30 miles of southbound I-17 between McConnell Drive in Flagstaff and the Mogollon Rim scenic overlook. The $8.2M bridge that carries J.W. Powell Blvd. over I-17 near Pulliam Airport was also completed this week.
9. Evergreen Devco, Inc. held a ribbon-cutting ceremony for its first industrial project at the intersection of Litchfield Road and Desert Cove Road in Surprise. The 168KSF development is an industrial facility leased to BP Castrol. Reportedly, Evergreen Devco is considering putting the property on the market in 2025, with Cushman and Wakefield to serve as its broker.
