    Groundbreakings

    1. Lincoln Ventures and Cross Harbor Capital Partners started construction at 811 N. 3rd Street, a 24-story, 326-unit multifamily development in Phoenix. The to-be-named project will feature market leading amenities, including a ground floor coffee to cocktails concept, co-working and conference spaces with business lounge, secure bike parking and a dog run. Shepley Bulfinch is the design firm and JE Dunn is the general contractor.

    2. High Street Residential has broken ground on Smith & Rio, a 310-unit residential community at 1979 E. Rio Salado Parkway, Tempe. The five-story property is expected to be completed in 2023. ESG Architecture & Design is the design firm and Wespac Construction Inc. is the general contractor.

    3. Landsea Homes Corporation has broken ground within the Eastmark master planned community in Mesa. Greencourt at Eastmark consists of 48 finished lots, while the upcoming Greenpointe at Eastmark neighborhood consists of 124 finished lots and is slated to break ground this fall. These homes make up the final phase of Eastmark and offer some of the last remaining opportunities to buy in the master planned community. Homes will range from 1,875 to 2,160 square feet and prices will begin in the $300k’s.

    4. Faith, Ledyard, & Faith, PLC has started construction on their West Valley office location at Goodyear Professional Plaza, a 25.8KSF office complex which will be located at the NWC of I-10 and Bullard Avenue. Attorneys and Partners Michael Faith and Paul Faith will own the building and their law firm will occupy half of the top floor, while leasing the rest of the building to advanced business service and medical professionals.

    5. Hotel Congress‘s Club Congress Plaza stage and Cup Café are closed throughout July and into early August while the historic downtown hotel undergoes phase one of a nearly $750K renovation project. The hotel, at 311 E. Congress Street, also plans to convert the 2.2KSF Copper Hall near the lobby into the Century Room, a jazz music lounge and tasting room.

    6. Shea Homes has officially broken ground on their new luxury community, Shea Signature at The Phoenician. The gated enclave features seven dynamic floor plans over 34 residences ranging from 2.3KSF-4KSF – ideal for primary residence or for a generous second home.

    7. D.R. Horton Homes has begun construction to bring nearly 500 homes on 126 acres at Deer Valley Road and Lake Pleasant Parkway. The land is part of the larger 359-acre Camino A Lago South Planned Area Development. Horizontal construction permits have been issued for all five parcels. Other permits have been granted to allow for initial construction, and the city started issuing vertical permits for Parcel 1 in May.

    8. Contractor crews from the U.S. Army Corps of Engineers South Pacific Border District began safety work at two former border wall construction sites in the U.S. Border Patrol’s Yuma Sector. Remediation work is needed to address safety and environmental concerns that remain at the site after work was stopped and will not involve expanding the border wall. Work being done at the two sites include filling in open trenches, cutting and capping conduits, making gate foundations and maintenance roads safe, and grading around handholds and manholes.

    Progress Reports

    9. Curve Development announced that Cyrene at South Mountain is now pre-leasing offering 72 homes just west of 16th Street and Baseline Road. Curve Development purchased the 8.9 acres of land in 2020 for $1.4M. The community is estimated to be complete by the first quarter of 2022.

    10. Construction on the first phase of the first building of the TSMC Semiconductor Manufacturing Facility is ongoing. The first building is expected to be complete next summer at Sonoran Oasis Science and Technology Park. The second phase will be outfitting and conditioning the building to manufacture chips. That process could take another year. An architect was selected but not disclosed. The general contractor is Austin Commercial Group.

    11. Quickly rising from a vacant lot between the State Route 347 overpass and Maricopa High School is the Exceptional Healthcare Hospital. The hospital is being built in phases, with the first one scheduled to open in November. That will include eight emergency rooms and nine for inpatient care. Callaway Architecture is the design firm and BMH As-Built USA & Soho Construction is the general contractor.

    12. A major step was taken toward completing ADOT’s $129M Interstate 10-Ruthrauff Road interchange. Crews opened the new bridge that carries vehicles on Ruthrauff/El Camino Del Cerro over I-10 and the Union Pacific Railroad tracks. The rest of the widening project is anticipated to be completed by late fall. WSP USA is the design firm and Sundt Construction is the general contractor.

    13. ADOT’s $24M Houghton Road-Interstate 10 Interchange project is on track for completion later this year. Crews marked their latest milestone with motorists now using a portion of the new six-lane bridge over I-10 as part of the region’s first “diverging diamond” interchange. The project is approximately 75 percent complete. Crews began the project in August 2020 and plan to open the site later this year, featuring six lanes of traffic as well as improvements for pedestrians and bicyclists. Stanley Consultants, Inc. is the design firm and Ames Construction is the general contractor.

    Completions

    14. McCarthy Building Companies and Devenney Group Architects recently completed Dignity Health Chandler Regional Medical Center’s new patient-care tower, Tower D. Designed to respond to the growing East Valley community’s increasing healthcare needs, this is the hospital’s second major expansion in less than a decade. Tower D is scheduled to open to patients in early August 2021. The design-build construction team will remain onsite through the spring of 2022 as they complete the renovations of the existing spaces as well as the garden that serves as a connector of the growing healthcare campus.

    15. Chandler Unified School District recently opened its new $87M high school, ACP-High in Gilbert. The 290KSF campus includes a media center for new photography classes, lab space for biotechnology courses, a weight room for athletic training, and baseball fields. HDA Architects was the design firm and CORE Construction was the general contractor.
