Sales Transactions

1. An affiliate of Welltower OP LLC purchased La Sonora at Dove Mountain, a 149-unit senior living community at 5250 W. Dove Centre Road in Marana, for $48M from an affiliate of Marana Properties LLC.
2. Cushman & Wakefield’s National Industrial Advisory Group arranged the $27.6M sale of Airgate, a 142.7KSF industrial building at 7353 E. Ray Road in Mesa. The property is fully leased to a third-party logistics provider and was sold by MIG Real Estate to EastGroup Properties. Will Strong, Michael Matchett, Molly Miller, Jack Stamets and Madeline Warren of Cushman & Wakefield represented both MIG Real Estate and EastGroup Properties. Ken McQueen and Chris McClurg of Lee & Associates provided leasing advisory services.
3. 17235 Piedmont LLC purchased Arrowhead Executive Center, a 101.4KSF Class B office and medical property at 17235 N. 75th Ave. in Glendale, for $25.25M from an affiliate of Woodside Health. Eric Wichterman and Chris Toci of Cushman & Wakefield represented the seller.
4. B&L79 LLC, an entity tracing to John Lee, recently sold six Phoenix-based industrial buildings totaling 130.4KSF to Karney Properties. The buildings are near Interstate 10, 40th Street and Broadway Road. Jerry Marrell and Matt McDougall of Lee & Associates represented the seller in the $24M transaction.
5. Taiwan-based Uangyih Industrial Company purchased Skyway Business Park, a 107.4KSF industrial building on 6.37 acres at the SWC of Dysart and Cactus roads in Surprise, for $20.41M from Silver Creek Development. Sam Jones, Chris Reese, Scott Scharlach and Mike Kendall of Colliers represented the seller. Dallan Randall and Toby Campbell of Commercial Properties Inc. represented the buyer.
6. Kimco Realty sold a 155.1KSF building on 12.23 acres in Phoenix to Costco for $14.19M. The business center warehouse is near Grand Avenue and Indian School Road.
7. ViaWest Group purchased Ahwatukee Golf Club, an 18-hole public golf course in the Ahwatukee Foothills community, for $5.3M from Free Drop LLC. Jon Knudson of Insight Land & Investments represented the seller. ViaWest plans phased improvements to the property, including upgrades to the driving range, irrigation infrastructure and clubhouse, while keeping the course open during construction.
8. A 32.4KSF masonry industrial property at 907-909 E. 17th St. in Tucson was recently purchased by Barrio Tech Park LLC, which is affiliated with Thomas West of HFE International. The industrial property was sold by 909 East 17th Street Partnership for $2.19M. CBRE’s Tim Healy represented Barrio Tech Park, while Alpha Commercial Real Estate Service LLC’s Pat Welchert represented the seller.
9. The Starbucks at 515 E. Wickenburg Way in Wickenburg recently sold to 515 Wickenburg, LLC for $2.25M. ORION Investment Real Estate’s Nick Miner represented the buyer. Cushman & Wakefield’s Chris Hollenbeck and Shane Carter represented the seller, Coakley Investment Company.
10. Western Retail Advisors completed the $3.01M sale of 4.1 acres within FIVE NORTH at VISTANCIA in Peoria. WRA’s Charles Skaggs and Jake McClaughry represented the seller, Vistancia Development LLC, while JLL’s Regan Amato and Ryan Tanner represented buyer Mountainside Fitness. The property will be developed into a 40KSF Mountainside Fitness facility, which is expected to open in winter 2026.
Lease Transactions
11. LevRose Commercial Real Estate announced the successful completion of a long-term lease transaction of approximately three acres of industrial outdoor storage yard space located at 4550 E. Los Reales Road in Tucson. The LevRose Industrial Team of Cameron Miller, Mark Cassell, Landon McKernan and Joe Jones represented the landlord. The tenant is Pro Box Portable Storage.

12. Gorman General Contractors, LLC leased 1.48 acres of industrial land at 1636 N. 15th Ave., Lot A in Tucson from Michigan Street LLC. Kameron Norwood with Cushman & Wakefield | PICOR represented the landlord.
13. Marketech International Corporation finalized a lease for a 151.5KSF warehouse facility at 950 W. Rose Garden Lane in Phoenix’s Deer Valley submarket. Kidder Mathews’ Mike Ciosek and Eric Bell represented MIC. MIC, a technology service provider and contractor supporting Taiwan Semiconductor Manufacturing Company’s Phoenix operations, secured the facility to support its semiconductor supply chain operations.
14. Silver Creek and Hardy World’s Level Crossing 3 within the Surprise Railplex in Surprise is welcoming a new tenant. Ship Daddy signed a 79.4KSF lease in the 150.6KSF industrial building. The owners were represented by Colliers’ Melissa Marks, Brian Gleason, Sam Jones and Rob Martensen. Colliers’ Chris Reese represented the tenant.
15. Just Between Friends Tucson leased 26.5KSF of retail space at 2520 S. Harrison Road in Tucson from Harrison 135th St., LLC. Natalie Furrier and Greg Furrier with Cushman & Wakefield | PICOR, represented the landlord.
