    Sales Transactions

    1. Desert Classic Mobile Home Park at 5250 S. Campbell Ave. in Tucson recently sold for $26.13M. The 275-space manufactured housing community changed hands from Desert Classic Mobile Home Park LLC to Pacifica Companies. Marcus & Millichap’s Dustin B. Wilmer, Jared Wallach and Ryan Sarbinoff, with Park Brokerage’s John Sheedy, represented the buyer.

    2. Stellar Senior Living purchased The Watermark at Oro Valley, a 101-unit assisted living community at 9005 N. Oracle Road in Oro Valley, for $23M from PGIM Real Estate. The 83.1KSF property, built in 2018 on 3.42 acres, will be rebranded as The Ironwood at Oro Valley, Assisted Living & Memory Care.

    3. Southwest Investments, LLC purchased Chandler Marketplace, a multi-tenant retail property at the NWC of Chandler Blvd. and Kyrene Road in Chandler, for$5.75M. The seller was Dr. Afshin Safavi. Eli Castronova and Brian Gast of Velocity Retail Group represented the seller. Sean M. Bishop and John Esslinger of Lee & Associates represented the buyer.

    4. CBRE facilitated the $4.7M sale of a 13.5KSF boutique office building at 7020 E. Acoma Drive in Scottsdale. The seller, Kraken Holdings LLC, sold the property to a Midwestern firm seeking a permanent Phoenix base. CBRE’s Geoffrey Turbow represented the seller. The two-story building, built in 2003, features glass, steel and masonry construction, efficient floor plates and surface and covered parking.

    5. PI TUS VALENCIA, LP, an entity affiliated with Provident Industrial, purchased the Valencia Airport Center site of approximately 9.6 acres of industrial land at 3430 E. Valencia Road in Tucson, for $3.45M from Airport Commerce Center, LLC. Erik Chapman and Nick Travassos of Chapman Management Group represented the seller. Steven Nemer of Provident Industrial led the acquisition for the buyer.

    6. U.S. Forest Service c/o Coronado National Forest recently obtained 693.8 acres of forest in the northern Santa Catalina Mountains in a two-step acquisition. The land was ultimately purchased for $2.08M. Nonprofit Trust for Public Land initially purchased the land from an undisclosed private owner and later conveyed it to Coronado National Forest.

    Lease Transactions

    7. Primeplay Collective, Inc., an Urban Air Adventure Park franchisee, signed a lease for a 29.7KSF space at 7125 E. Broadway Blvd., Tucson, in the ABC Broadway & Kolb Shopping Center at the NEC of Broadway Blvd. and Kolb Road. The location will be the franchisee’s and Tucson’s first location and is expected to open in Q1 2027. Craig Finfrock of Commercial Retail Advisors, LLC represented the landlord, ABC Broadway/Kolb Center, LLC, and Justin DiBiase of Western Retail Advisors represented Primeplay Collective, Inc.

    8. Sprouts Farmers Market Inc. signed a 15-year lease for approximately 24KSF at Deer Valley Towne Center, 2829 Agua Fria Fwy. in Phoenix. The landlord is Sterling Organization. The grocery store will occupy the former Michaels space and is scheduled to open in 2027.

    9. Cushman & Wakefield arranged a 20KSF lease at 4800 N. Scottsdale Road in Scottsdale for Lucid Private Offices. Cushman & Wakefield’s Mike Beall and Chris Walker represented the landlord, Principal Asset Management.
