    22-Story “The Hayden” Planned for Tempe

    Tempe’s next skyscraping mixed-use is a step closer to reality following the Development Review Commission’s approval of a submittal for The Hayden – a 22-story hotel, condo and restaurant project proposed for the NWC of 6th Street and College Avenue.

    The 0.4-acre site is currently occupied by one- and two-story office buildings, which will be demolished when development begins.

    The new plan calls for a 22-story tower that will house 186 hotel rooms and suites, as many as 60 condominiums, a lobby to be shared by both the hotel and the private residences, a 3KSF restaurant, hotel meeting space, a top floor fitness center and roof deck with pool, and four levels of parking.

    The project was proposed by 6th Street Hotel Partners, LLC, a partnership between CFT Ventures, LLC and Macdonald Development (U.S.A.) Corporation.

    CFT will primarily focus on the hotel development, which will operate under Hyatt’s Unbound Collection flag. Like the Royal Palms Resort and Spa in Phoenix, this Unbound will also be a luxury boutique hotel.

    MDC will handle the condo portion. MDC’s portfolio includes the One Lexington – a 17-story loft development in Central Phoenix, as well as several other projects and land holdings across the U.S. and Canada.

    The multiple district and zoning guidelines applied to the site required the developers to request a PAD Overlay. For example, the location’s City Center District zoning provided a maximum height of 100 feet, rather than the proposed 271 feet. According to the submittal, the design guidelines relevant to the site’s location in the Transportation Overlay, Mill & Lake and Downtown/Mill Avenue districts will provide a unique opportunity to create a new, active development focusing on walkability, downtown amenities use, light rail and public transportation and enhanced pedestrian friendliness targeting the trend of live/work/play environments.

    The description states, “The project is designed to primarily appeal to professionals, young and old, who want to stay, live, work, dine and play within a vibrant downtown environment. The site’s location at the intersection of S. College Avenue and E. 6th Street provides a unique opportunity to activate two street frontages, to enhance pedestrian connections between the site, the Mill Avenue corridor and the ASU campus, and to add to the hospitality, residential and commercial mix within downtown Tempe.”

    Project Components

    The ground floor will include the shared lobby and the 3KSF restaurant area, as well as a patio that wraps the building’s SEC. A basement level will have storage, mechanical rooms and a lounge/locker area for employees.

    Parking will consist of seven on-street spaces, including two dedicated for ride share pick-up and drop-off. The breakdown for the 144 total planned garage spaces is 60 for the hotel, 78 for the residences and six for guests. Eighty-six bicycle spaces are also provided. Guests will have the option of using an airport shuttle service, and the hotel will provide cars for lease on hourly or daily rates. Garage parking will be restricted to hotel guests, residents and their guests, and employees. Visitors will use on-street parking, which will be preserved under the development guidelines.

    The sixth floor will host the meeting areas and the administration spaces. Four hotel suites and 10 rooms take up the seventh floor. Floors 8-15 will offer either 21 or 22 hotel rooms each. Floors 16-21 will each have 10 two-bedroom condos, and the 22nd floor will provide the fitness center, pool and other amenities.

    Building materials will be a mix of glass, concrete and metal panels in a variety of charcoal and ice greys, aquatic and graphite blues, and green tints.

    The Team

    6th Street Hotel Partners, LLC, (CFT Ventures, LLC and Macdonald Development [U.S.A.] Corporation) is the developer. DAVIS is the architect. No general contractor has been selected yet.
