    VanTrust Planning 660KSP Spec Industrial in GLDE

    VanTrust Real Estate recently acquired 76.4-acres of land at Sarival Road and Maryland Avenue along the Loop 303 corridor in Glendale. 
    VanTrust plans to break ground in October on a 660KSF speculative industrial building to be completed in June of 2021. The site offers access to the entire Valley and provides distribution tenants with a convenient transportation corridor to maximize their logistic efficiencies. 
    “The site is located in close proximity to a growing and skilled labor force, along with prime access to the Loop 303 freeway. In addition, the building’s size offers tremendous opportunity and flexibility,” said Jenna Borcherding, director of development with VanTrust. “There’s significant tenant demand for quality industrial space in the area, and with its adjacency to the Loop 303, this building will provide state of the art design in a first-class environment.” 
    The brokerage team representing this industrial space is Cushman & Wakefield. “This Class A institutional quality distribution facility is being constructed to accommodate and meet the newest market requirements for distribution and e-commerce fulfillment along the Loop 303 corridor,” said Jim Wilson, executive managing director of Cushman & Wakefield. 
    Upon completion, the space will offer 40-foot clear heights, clerestory glass for natural light, ample auto and trailer parking, and convenient access to the Loop 303, Northern Parkway, and Interstate 10.  
    HPA Architecture is the design firm, and Layton Construction will serve as general contractor.
