Transitional Sr. Living Facility Coming to Mesa

Overland Group, Inc. has submitted a proposal to the City of Mesa to build a new senior housing facility just north of the NWC of Baseline and Crismon Roads.

The new community will be part of the Crismon Commons West subdivision. The project proposal notes that the senior living facility will be built on several parcels on lot 5 of the current Crismon Commons West.

The site is currently zoned as Limited Commercial. According to the proposal, the project has been designed to fit the zoning requirements for Limited Commercial, but the developer notes that a Special Use Permit is also required to build a senior living facility at this location.

The facility will consist of 194 units covering different types of care. There will be 82 independent living, 78 assisted living and 34 memory care units. The varied residence types allow for what the developer calls “transition of care” or “aging in place.” As a resident gets older and needs more assistance, he or she may transition easily to different units within the facility without much stress.

In addition to the residences, the facility will also have common areas, courtyards, dining halls, entertainment, administrative offices and other amenities to provide for residents’ needs.

“This facility will create an upscale environment and amenities package that will improve the quality of life for the residents and create an atmosphere where immediate and extended family will enjoy coming to visit with their loved ones,” states the proposal.

Overland commissioned an independent study from Colliers International to determine the facility’s feasibility. According to the proposal, the study found the senior living facility to be good quality “in terms of its location and access to other senior-related services, including medical centers and shopping centers.”

There was a neighborhood meeting in September with “very positive feedback” from community members, the proposal states. According to city documents, the developer is optimistic the new project will be a great benefit to the area.

“We believe this to be the highest and best use for this property and believe we will add value to the community and neighborhood while providing a much needed service to families by helping to provide the care they need,” stated the proposal.

The project is slated for completion in 2020.
