The Apache Junction Planning and Zoning Commission has voted to recommend approval for a major General Plan amendment and rezoning of a nearly 37-acre property near the NWC of Cactus Road and Auto Center Drive for a 65.7KSF order and service management development planned by Sundt Construction.
The introduction of the project narrative says, “The 134-year-old firm specializes in transportation, industrial, building, concrete and renewable energy work and is owned entirely by its approximately 3,500 employee-owners.”
Sundt plans to build a light manufacturing and administrative training facility on the vacant property, which is currently designated for commercial use. Surrounding uses include automotive commercial, high-density residential and light industrial/business park/industrial.
According to the narrative, “Sundt plans to utilize the space to fabricate pipe spools, structural pipe supports and other small industrial needs. Additionally, the building will allow Sundt to provide on-site craft and administrative training for current and future employees.”
To enable that development, Sundt is requesting a change from commercial to light industrial, business park and industrial.
Phase I of the project will cover approximately nine acres, according to a local news report. The narrative says, “The site plan is set up in such a way to orient the building to the primary site access and allow room for future operational building expansion. Site circulation is set up in a loop for trucks to have maximal accessibility and a conscious effort has been made to try to limit exposure of passenger vehicles to the operational component(s) of the site.”
Later, it says, “The fabrication facility will serve as more than just an industrial building—it will become a center for innovation, training, and economic growth. Through its on-site manufacturing capabilities and craft training programs, Sundt will create meaningful employment opportunities that benefit the entire community. The commitment to workforce development through training programs and partnerships with local educational institutions ensures that its benefits extend far beyond the property boundaries.”
Sundt expects to employ approximately 100 people at the facility.
Sundt Construction is the developer and plans to purchase the site from current property owner Horne Auto Group (as Horne 1200 LLC). Ware Malcomb is the design firm, and the project is represented by Ray Law Firm.
The Apache Junction City Council is scheduled to vote on the requests July 15.
