The Pinal County Board of Supervisors has approved a rezoning and planned area development overlay for 43.7 acres at Interstate 8 and Trekell Road south of Casa Grande for a proposed speculative industrial park.
Project planner and representative The Planning Center explained the new industrial zoning will replace a mixture of previous zoning designations for the property, according to submitted materials and a local news article. The PAD overlay will allow for building heights of up to 60 feet and increase the types of uses allowed under the zoning.
The project description says, “The I-8 and Trekell Industrial Park PAD will mainly consist of large and small industrial buildings with some compatible highway commercial/convenience uses closer to Trekell Road. No specific users have been identified, but the PAD vision is for an industrial park. How this industrial park develops will largely depend on the future end users, which is why a bubble concept plan has been submitted as part of this rezoning and PAD overlay. During the formal site plan process, a detailed site plan will be submitted showing the final size and location of buildings, access points, and septic systems for each end user.”
The bubble concept calls for five acres of commercial uses and 38.77 acres of industrial.
The description also says, “It is anticipated that there will be a collector roadway that provides access to all parcels within the I8 & Trekell PAD and also connects to Aniceto Road along the northern boundary of the PAD.”
The project owner is Trekell & I-8 Owners, LLC, an entity that traces to Lawrence M. Boatman of Minneapolis. The Planning Center is the project planner and representative. The civil engineer is The WLB Group, and Southwest Traffic Engineering, LLC conducted the preliminary traffic study.
