    New Projects Planned Near 101 and Glendale

    Several new and expanded projects have been proposed in Glendale, primarily focused in the area of the Loop 101 freeway.

    The Glendale Planning Commission was scheduled to review two major new items in its meeting this week.

    Urban 95

    The first project is a master plan known as Urban 95. The proposal seeks to add three acres to an already established planned area development at the SWC of Missouri and 95th avenues. The revisions will bring the total area to almost 35 acres.

    Original plans for the site called for retail, office, hotel and some residential. The new plan focuses mainly on multifamily and calls for up to 1,500 units and 15 stories. The 198-unit Cardinal 95 apartments are part of the project plan. Some commercial development could also take place under the proposal. The property is owned by Cardinal Land Holdings II LLC, and the plan was submitted by Froke Urban Planning LLC.

    Camelback at Cornerstone

    Anton DevCo has requested rezoning for 10 acres at the NEC of Camelback Road and 99th Avenue for a mixed-use project called Camelback at Cornerstone.

    The plan intends to develop 320 multifamily units with 7KSF of ground floor retail, 4KSF of freestanding retail and 20KSF that may be used for medical office space.

    AO Architects is the design firm.

    Major Growth Area

    The entire area of Glendale along Loop 101 has been a major growth area for several years. As the pace of development has gained momentum, new projects have tended to feed off each other, with the area around Westgate and State Farm Stadium seeing an explosion in residential, hotels and resorts, retail, restaurants and other cross-related uses.
