Owner/developer Caliber Companies, in partnership with co-developer ZenniHome, recently announced plans to move ahead with Zen City – a 90-unit apartment development at 29 W. Main Street in Mesa that will serve as the first site in Arizona for ZenniHomes’ modular construction system.
ZenniHomes founder Bob Worsley announced plans in 2019 to build a modular home construction plant through an adaptive reuse development on the site of the former Salt River Project Navajo Generating Station in Page. The plant was declared operational in April.
Both the Page production site and the Zen City location are in Designated Opportunity Zones, allowing developers and investors to delay or completely avoid federal capital gains taxes if program objectives are met.
Zen City will feature the redevelopment of an existing building into 13KSF of retail space topped by two five-story residential towers. The residential units will feature ZenniHome’s stackable, modular designs in 320SF studio and 640SF two-bedroom unit configurations. The units will be constructed at the Page facility to the dimensions of shipping containers and transported to the Mesa site.
The Mesa Board of Appeals approved several code variances for the plan in June.
With pricing targeted at $75K for the studios and $100K for the two-bedroom units, the developers are touting the project’s benefits as an affordable solution for first-time buyers, renters and retirees.
Zen City is expected to complete construction in June. (Source)
