Plans by The New Home Company and Davis Development to build a mixed residential and retail project on 79.71 acres at the NWC of Power and Williams Field roads in Gilbert encountered opposition in a recent study session with the Town Planning Commission.
The master-planned project features 851 apartments, 238 duplexes and single-family residences and nearly 105KSF of retail space.
The developers have requested a General Plan amendment and rezoning for the site, as well as several deviations for building height, separations, open space and other issues.
Planners were bothered several aspects of the project, including the reducing depth separations from 15 feet to 10, the overall project density, reduced setbacks for the commercial portion and reducing open space for one of the two planned apartment facilities.
Planning staff also expressed concern about the commercial portion’s overall design, saying it was not in keeping with the Gateway or Santan Character areas.
Pedestrian accessibility and overall walkability were among the other issues noted with the plan.
Planning staff and the developers are collaborating to ensure direct pedestrian access and sidewalk connections between the housing and commercial portions of the development.
Planning staff and commission members anticipate the project will come back for review sometime in Q1 2023. (Source)
