    Maricopa P&Z OKs City’s Largest Multifamily Plan

    The Maricopa Planning and Zoning Commission has approved a General Plan amendment and rezoning request for a three-community multifamily development collectively known as the Apartments @ Honeycutt project, which will, if built as planned, deliver a total of 574 units. 

    The project comprises eight four-story buildings and three housing types: 

    • Butterfield Commons – 174 market-rate apartments, 
    • Waterman Senior Apartments – 200 55+ senior living apartments, and 
    • Overland Apartments – 200 workforce-focused apartments formerly known as Overland Flats. 

    Part of the Maricopa Station master planned development, Apartments @ Honeycutt is situated on 20.2 acres near the Union Pacific Railroad southeast of the intersection of John Wayne Parkway and Maricopa Casa Grande Highway. 

    According to an inMaricopa.com article, the overall unit mix across the three developments calls for 342 one-bedroom, 164 two-bedroom and 68 three-bedroom apartments. While each community will have its own clubhouse and individual amenities, there will also be several shared amenities between the three. 

    Maricopa Station is planned as a live/work mixed-use area with employment, retail and hospitality outlets. Intended as an environment focused on walkability and interconnection, the overall Apartments @ Honeycutt area plan calls for 30% open space.
