Houston, Texas-based multifamily developer, Kaplan Management Company is proposing a new multifamily development within the McCormick Ranch Center in Scottsdale.
The site, located at 9375 East Shea Boulevard, is currently zoned as Commercial Office Planned Community District and Highway Commercial Planned Community District. Kaplan has submitted a request to the City of Scottsdale to rezone the +/- 13-acre site to Planned Unit Development Planned Community District, in order to allow for a mixed-use development to include new residential combined with existing retail and office.
Kaplan is also requesting a Non-Major General Plan Amendment from an Office land-use designation to Mixed-Use Neighborhoods.
The project, currently known as either District at 9400 Shea or 9400 East Shea Boulevard, is proposed as a 331-unit luxury multifamily community, consisting of a mix of 8 studio, 204 one-bedroom and 119 two-bedroom units. The maximum building height will not exceed 48 feet.
The building is proposed as a contemporary design by utilizing energy efficient materials. “The building masses are broken by using ‘bump outs’ and other architectural relief/projections to create a less imposing building structure and more human scale,” according to the applicant’s narrative. “The proposed design provides a strong base with a material change from stucco, stone, glass, steel awnings, and pedestrian access points located in strategic locations to ‘ground’ the design.”
Amenities for the luxury development include concierge service, valet trash pick-up, outdoor electronic charging stations, two-story clubhouse, gaming lounge, resort-style pool with beach entry, teaching kitchen, pet spa, bike repair room, penthouse units with rooftop deck, and more.
Vehicular access to the site will be through a bisected access drive located on Shea Boulevard and 92nd Street. A total of 632 parking spaces will be provided.
The site will promote a live/work/play environment as the multifamily development will complement the existing office/retail center.
“The existing development and the proposed new apartments will blend seamlessly as one project when completed,” the narrative states.
The multifamily development is anticipated to begin construction in the first quarter of 2022 and will be built in one phase.
Currently, no meetings have been scheduled with the City of Scottsdale.
