    Industrial Condos Planned for Mesa

    Plans have recently been resubmitted to the City of Mesa for the development of a new industrial condominium project to be located at 8607 East Pecos Road. 
    Real Estate Developer, Cavan Commercial, and partner The Kaidence Group is requesting approval of a few different applications: a rezoning of the 10.6-acre site with a PAD overlay, site plan review, preliminary plat approval and design review. The project, called Pecos 10, was heard and approved at the City of Mesa’s Design Review Board meeting on September 8th. 
    Pecos 10 is proposed as a 111.4KSF, upscale light industrial project consisting of 14 units within eight buildings. According to the project documents, there are five different building types varying in shape and sizes. Some of the buildings will house two units and will range in size from 5KSF-10KSF, while others will only house one unit and will range in size from 11KSF-15.5KSF. All of the buildings will have a maximum height of 26 feet. 
    “These proposed units are ideal for small contractors and service providers who do their primary business off-site but need a safe and secure location to store products, supplies and equipment,” the documents state. “Each unit will be a condominium for small business ownership with the common elements of the development being managed by an association.” 
    All units will have a private, rear yard for outdoor storage and optional secure parking, and no more than two buildings will have a shared wall. This design mimics, “a residential townhome community or professional corporate park,” and conveys a modern, sleek look with the use of, “clean lines, painted metal canopies at the entries, clear anodized storefront, and a straightforward paint scheme.” 
    Access to the site will be from Pecos Road, and a total of 145 parking spaces are expected to be provided. 
    This is the third submittal of the project from Cavan Commercial, and the current site plan responds to written comments issued in October 2019 and July 2020, and conversations with city staff with the recent conversation being directed toward a design for solid waste pick-up. The developer is proposing to provide a total of 14 trash enclosures. 
    The project still needs to go before the Mesa Planning and Zoning Commission and City Council for approval. According to Cavan Commercial, construction is expected to start in January 2021. It is anticipated to be constructed in one phase.
