A new hotel is being proposed within the Cortaro Ranch Phase II development and will be located just north of Cortaro Farms Road and west of Cerius Stravenue.
Engineer and project applicant, EPS Group, Inc., on behalf of developer, Investment Resources Corp., is requesting approval of a development plan for the hotel, to be branded as a Home2 Suites by Hilton.
The Marana Town Council had approved a development plan for Lots 1-6 of the Cortaro Ranch Phase II project back in April 2019. At the time, a hotel was not discussed as one of the land uses; however, according to the August 26th, 2020 Marana Planning Commission agenda, “The property owner, Cortaro Commercial JV, LLC, has since been in discussions with Investment Resources Corp. concerning the development of a hotel site.”
The Home2 Suites by Hilton will be located on approximately 2.81 acres on Lot 6 of the Cortaro Ranch development and is proposed as a four-story hotel with approximately 111 rooms. The hotel will be composed of a single building with a maximum height of 50 feet.
Hotel amenities for guests will include reception area, business lobby and outdoor pool area with lounge chairs and other seating. The front entrance will include a large, white steel canopy for shade.
“Access to the development will be provided directly from Cortaro Farms Road, Joplin Lane, and Cerius Stravenue,” the agenda states. “Joplin Lane will be operational prior to the completion of the hotel in accordance with the Cortaro Ranch Commercial Assurance and Development Agreement.” A total of 117 parking stalls will be provided.
The hotel development plan was recommended for approval at the August 26th, Marana Planning Commission meeting. It still needs to go before the Town Council for approval.
Other developments in the Cortaro Ranch development include the Carondelet Community Hospital that was completed last year, several restaurant and retail buildings, including a Dutch Bros., and more.
