Plans for a new residential mixed-use development to be located at 7000 E. McDowell Road have recently been submitted to the City of Scottsdale.
National real estate development firm, Hawkins Companies is requesting a zoning district map amendment from Highway Commercial to Planned Unit Development zoning, in order to develop the four-story project called Southdale, which, according to the project documents, gets its name from renowned architect Ralph Haver’s first residential subdivision.
The approximately 4.7-acre site currently houses Scottsdale Christian Church and landscaping company, Berghoff Design Group and includes truck/trailer storage and offices. The property is proposed to be redeveloped into 267 multifamily residential units, a 4.3KSF “URBO Market” – urban market/café – and corporate office space for Hawkins Companies’ relocated headquarters.
The vertical mixed-use design includes a mix of 52 studio, 147 one- and 68 two-bedroom units on upper levels with the offices and URBO Market on the lower levels.
“The proposed mixed-use residential housing brings an exciting architectural type to McDowell Road, providing a modern Southwestern, mid-century inspired, contemporary aesthetic appealing to the market demographic drawn to this transforming Regional Corridor,” the documents state. “The development also celebrates the unique identity of Scottsdale by displaying the history of the Motor Mile in a community room.” The community room will also be located on the lower level of the development.
The project will provide a total of 405 parking spaces while promoting pedestrian connectivity by extending the URBO Market into a public plaza for residents and passersby. The site is also in proximity to Skysong and Papago Regional Centers and is near other amenities such as Desert Botanical Garden, Phoenix Zoo and more.
“As the City confronts new challenges brought on by the COVID-19 pandemic… Incorporating new residential units, office/commercial spaces, and public amenities is essential to the success of Southern Scottsdale and the McDowell Road Regional Corridor, and the City’s overall economic health,” the documents state.
There are currently no meetings scheduled with the City of Scottsdale’s Planning Commission or City Council.
