    Glendale Advances 3 Residential Developments

    In its March 22nd meeting, the Glendale City Council took action to advance three residential developments.

    District at Westgate Multifamily

    The first proposal to gain approval concerned the District at Westgate multifamily development. A March 24th article in Phoenix Business Journal reports Council approved a general plan amendment and rezoning to planned area development for the proposal.

    Located at the NEC of 91st Avenue and Ocotillo Road, the project narrative says District at Westgate “is a contemporary residential mixed-use project with multifamily housing and condominiums. The Project will feature a wealth of resident amenities, substantial open space, neighborhood dog park, and lush landscaping. The two housing components will share access onto public right of ways.” (AZBEX; March 8th)

    The unit mix calls for 11 studios, 158 one-bedroom, 171 two-bedroom and 28 three-bedroom units, for a total of 368. The condo portion will consist of 16 two-bedroom units.

    TWG Affordable Housing Plan

    In its second action, Council voted to extend an option to sell roughly four acres at the SWC of Glendale and 47th Avenues for a proposal by TWG Development. The sale price has been set at $1.19M.

    TWG is seeking housing credits through the state to build a 105-unit affordable development.

    TWG is the developer behind the 90-unit Sunland Flats affordable development near Central and Southern Avenues in Phoenix. That project started construction last August and is expected to deliver sometime late this year.

    Legacy Point

    Lastly, Council held an annexation and rezoning hearing for 75 acres around Northern and 75th Avenues that will be part of the Legacy Point master-planned development.

    Legacy Point is a 350-acre mixed-use site that lies in both Glendale and Peoria. Planned uses include industrial, residential and mixed-use that could feature office, healthcare and/or retail. The Glendale portion features approximately 120 acres slated for residential, possibly as a single-family development
