The Gilbert Planning Commission recently considered two proposed infill multifamily developments totaling 354 units.
Fred’s Place would build 93 units on nearly 14.5 acres at the NEC of Williams Field and Recker roads in Cooley Station.
In a study session, the Commission reviewed a request to rezone nearly five acres for a shopping center and 9.5 for the multifamily component under a minor general plan amendment.
The Gieszl Family is partnering with Circle G Property Development.
The multifamily component will include one- and two-story buildings with standalone and duplex units. The commercial portion would consist of three one-story buildings.
Planning staff reported that in neighborhood meetings about the proposal, several of the 20 surrounding property owners providing input raised concerns about traffic, density and the general pace and volume of apartment development in Gilbert.
In its initial review, planning staff requested the addition of more pedestrian connectivity throughout the proposed development.
Higley Apartments
The Commission approved a rezoning and general plan amendment requested by owner Sevilla LLC for the planned 261-unit Higley Apartments near Baseline and Higley roads.
Town planning staff reported their original preference would have been for office or commercial development of the site, but previous deed restrictions on medical office and related uses, given the location’s proximity to Banner Gateway Medical Center, and the site’s irregular shape led them to reconsider.
The development will consist of three four-story buildings with units ranging from studios to three-bedrooms. Planned amenities include a pool, dog park, clubhouse, fitness center and electric vehicle charging stations.
Project representatives pointed out Banner leadership has expressed support for the development, as it would provide housing for employees at the medical center, and that there has been no public opposition to the proposal, unlike most multifamily development in the area.
The Commission recommended the project for approval on a 7-0 vote. A Town Council vote is planned for February 8th. (Source)
