Olsson has submitted a proposal for a new industrial park with 9MSF of rail-accessible space and another 500KSF of non-rail-accessible space in Maricopa’s Industrial Triangle area at the SEC of White and Parker Road and Maricopa-Casa Grande Highway.
The City of Maricopa approved $29M in land sales last year to enable the Industrial Triangle development area.
The Maricopa Business Park proposal is the first announced development on the site and plans to turn the former farmland into an industrial and logistics hub, according to submitted documents.
No prospective occupants were identified in the submittal.
A preliminary site plan features dozens of buildings on an irregularly shaped 680-acre site. The narrative says the location would use the rail lines to move foreign and domestic products for storage, assembly and manufacturing before they hit the U.S. market.
The plan features a minimum $1B investment in both public and private infrastructure that qualified for fast-tracked approvals under the Trump administration’s expediting programs.
No timeline has been set for construction. Additional submittals are needed for review by City staff and the Maricopa Planning and Zoning Commission before the plans can advance to City Council.
City officials have said, however, they believe the developer wants to be up and running within the next two years. (Source)
