Developer FalconEye Ventures is planning a mixed-use resort development on 90 acres at Beachcomber and McCulloch blvds. south of the Nautical Inn Beachfront Resort on the Island in Lake Havasu.
The company bought the land, currently zoned for a golf course and 78 acres of right-of-way, for $24M in 2023 in a state land auction. The current zoning is for parks/open space. The developer is seeking a major General Plan amendment to resort-related island, resort residential and commercial mixed-use, along with a rezoning to Island Body Beach planned development overlay.
The preliminary development team is comprised of FalconEye Ventures, design firm Nelsen Partners and land-use law firm Berry Riddell LLC. The team recently shared the development plan with a local news outlet.
The development will be centered around a shoreline resort and will feature four types of residential components and a variety of general retail and restaurant options, which the team says will add to services not currently available on the Island.
The residential components could range from single-family homes to townhomes and apartments. Plans include detached garages that will serve as a buffer between the homes and a self-storage facility south of the property. A final unit count has not yet been determined.
The development will have a boat launch ramp and public parking next to the resort. FalconEye’s stated goal is to provide open space and a pedestrian- and bicycle-friendly community.
Prior to submitting the requests to the Lake Havasu City Planning and Zoning Commission, the development team will hold two open house-style community meetings this month to acquaint residents with the plan and answer questions. The team expects to submit the plans in early April.
