    7-story Multifamily Dev. Proposed for Kierland Area

    More luxury residential units are being planned for the Kierland area in Phoenix. 

    Developer, Mill Creek Residential, is looking to build Modera Kierland, a seven-story luxury multifamily and retail development located at the SWC of Paradise Lane and Scottsdale Road. A Planned Unit Development application was recently submitted for the project on June 25th. 

    Modera Kierland is proposed to comprise up to 435 dwelling units with two distinct living arrangements, including traditional urban apartment units and larger homes for families, people who work from home and older down-sizers. The project also proposes to have a restaurant and retail space at the north edge of the site. 

    The building’s design will consist of three “architectural languages to help break down the scale of the overall project,” according to the project documents. The eastern portion of the site will be more contemporary and modern with elements like bay windows. The western portion will be more transitional, creating a modern look with classical aspects. The northern portion that connects the two will be more subtle to allow the retail space to be the focus. 

    The residential units will wrap a 792-space parking garage to minimize visibility and a public open green space designed for public gatherings will be provided, and feature a European style hardscape, lighting and shade trees. 

    Other amenities include a +/-3KSF clubhouse, shared workspace, fitness center, dog park, indoor wellness space and pool area. 

    The site is “currently developed with a 1999 era retail showroom and furniture store building with associated surface parking. The project provides an opportunity to redevelop a simple, one-story retail building with a high-quality residential development that includes a street activating, outdoor community garden space to benefit the larger community,” the documents state. 

    According to the developer, a general contractor has not yet been selected. They are likely to be their own general contractor but have not yet made that final decision. They are anticipating breaking ground on the project in Q3 2022. 

    The development has not yet gone before the City of Phoenix for approval.
