    191-unit SFR Development Planned for Casa Grande

    Owner, Advanced Acquisitions, LLC, an affiliate of Cavan Companies, is looking to develop a new 191-unit bungalow-style rental community located at the SWC of Florence Boulevard and N. Via Del Cielo Road in Casa Grande.

    A request for Major Site Plan Review and Major PAD Amendment to the Los Prados PAD was submitted to the City of Casa Grande by RVi Planning + Landscape Architecture, on behalf of the owner. The request was heard and recommended for approval at the city’s Planning and Zoning Commission meeting on June 3rd.

    According to the project documents submitted to the city, approximately 9.77 acres of the site was proposed to be multifamily with the remaining 13.76 acres earmarked for a combination of commercial and office. The site is currently vacant.

    The project, called Bungalows on Florence, plans to include 68 one-bedroom, 77 two-bedroom and 46 three-bedroom multifamily rental units that will sit on approximately 16.3 acres. Residences will be a mix of one- and two-story, single-family detached and duplex luxury rental units.

    “The residential units will be oriented in various configurations with view of front, rear and side elevations from different vantage points, creating more variety in architectural character,” the documents state. “The proposed development includes varying roof lines across the different elevations to provide interest in appearance.”

    Each unit will also include private, landscaped backyard patios with shade trees and artificial turf.

    Bungalows on Florence residents can enjoy a central amenity area with a community clubhouse serving as a farmhouse/leasing office, and other amenities like a resort-style pool and spa, turf lawn shaded lounge areas, fire pit and barbeques, and gathering areas with shade and seating. A secondary open space amenity will provide connecting pathways and landscaping, with more shaded areas and seating.

    Main access to the site will be from the signalized entrance to the nearby Walmart on Florence Boulevard. A landscaped median and entry monument will lead to the clubhouse and public parking area. Residences will be behind code-compliant gated driveways.

    A total of 376 parking spaces will be provided, including 192 covered spaces and eight ADA spaces.

    The project still needs to go before the Casa Grande City Council for approval.
